Nexspace plans 6MW data center near Munich for 2028

InfraRed-backed Nexspace secured 10,000 sqm in Erding and will deliver 4MW of IT capacity by 2028.

Nexspace secured 10,000 sqm (107,700 sq ft) in Erding, about 40km northeast of Munich, for a data center with 6MW of total capacity and 4MW of IT capacity. The facility is due to go live in 2028.

"With our new location in Erding, we will be able to offer companies in the region secure and highly available IT infrastructure directly on-site," said Christian Zipp, CEO of Nexspace data centers. Nexspace launched in 2023 and is owned by InfraRed Capital Partners, which as Private Wealth Daily previously reported agreed in September to buy Scandinavian freight operator Hector Rail from Ancala. Nexspace targets smaller edge facilities in regional cities across Germany, Austria and Switzerland. Terms of the Erding land deal were not disclosed.

For investors underwriting Nexspace, Erding adds 4MW of IT capacity from 2028. The facility is aimed at regional companies rather than a single hyperscale anchor, so due diligence will focus on local demand and per-site build cost.

Nexspace's first site, a 2MW facility in Heidelberg, opened in late 2023. The company later bought a data center in Graz, broke ground on a second 2MW facility there earlier this year, and is developing a 3.4MW site in Stuttgart due live later this year. Erding would be the fourth location.

Erding would be Nexspace's largest site
