Partners Capital sells or contracts all Phase I acres at North Houston Commerce Park

Portman has 41 acres, Adkisson Group 35, and the first phase will hold 1.7 million square feet of industrial space; remaining closings are expected by year-end.

At a glance

  1. The site sits at the southeast quadrant of FM 1960 and the Aldine Westfield intersection, minutes from George Bush Intercontinental Airport, and will support roughly 1.7 million square feet of Class A industrial space in that first phase.
  2. Portman closed on 41 acres and has broken ground on Gateway 1960, a three-building speculative park of 714,339 square feet scheduled to deliver in summer 2027; this publication reported in August that Portman had closed land and construction financing for the project.
  3. The two named buyers account for 76 of the project's 153 acres, and neither has named a tenant for the space it plans to build.

Partners Capital has sold or placed under contract every acre of Phase I at North Houston Commerce Park, the 153-acre project it assembled through Land Fund I, with the remaining closings expected before the end of the year, according to Connect CRE. The site sits at the southeast quadrant of FM 1960 and the Aldine Westfield intersection, minutes from George Bush Intercontinental Airport, and will support roughly 1.7 million square feet of Class A industrial space in that first phase.

Portman closed on 41 acres and has broken ground on Gateway 1960, a three-building speculative park of 714,339 square feet scheduled to deliver in summer 2027; this publication reported in August that Portman had closed land and construction financing for the project. Adkisson Group is acquiring 35 acres, where it plans nine industrial buildings ranging from 30,000 square feet to more than 150,000. A third parcel is spoken for by a national developer building to suit for a Fortune 50 tenant, and the coverage does not give that parcel's size.

Acreage committed before leases

The two named buyers account for 76 of the project's 153 acres, and neither has named a tenant for the space it plans to build. Partners Capital assembled the land and is selling it forward, leaving construction, interest carry and lease-up with Portman and Adkisson; the to-suit parcel is the only piece with an end user attached, and the coverage does not identify that tenant beyond its Fortune 50 rank. The velocity here is in acres committed, not square feet leased.

In September, this publication reported on Lincoln and New York Life's plan to spend $150 million turning 80 acres of failed mall retail into 1.2 million square feet of warehouse, land priced near $125 a foot that leans on a city tax district to bridge a two-year gap between teardown and first delivery. North Houston Commerce Park is a simpler sale: raw acreage near an airport, committed before any building stands. Plain industrial land in the path of air freight is moving faster than conversions that arrive with a demolition schedule attached.

Partners Capital expects the last of the closings before year end. Portman's first three buildings are not due until summer 2027, so the acreage will trade close to two years ahead of the space it supports. Anything Houston's industrial market does between now and then is the buyers' exposure, not the land fund's.
