Trademark and Cohen & Steers buy an Austin center as the highway opens

The completed Oak Hill Parkway is the story; the tenant roster is just the starting point.

At a glance

  1. The purchase rests on the newly finished Oak Hill Parkway and the traffic it will feed; Trademark will manage and lease the property and lead the upgrade plan.
  2. The deal lands just after the Texas Department of Transportation's $674 million Oak Hill Parkway Project reached substantial completion, five years of construction behind it and the main lanes, frontage roads, and ramps all open.
  3. Partners Capital parted with the asset after the roadwork that suppressed drive times was completed but before Trademark's re-tenanting was proven.

Trademark Property Company and Cohen & Steers have bought Oak Hill Plaza, a 116,000-square-foot neighborhood shopping center at the northwest corner of US 290 and SH 71 in Austin, from Partners Capital, the investment platform of Partners Real Estate Company, according to Connect CRE. The purchase rests on the newly finished Oak Hill Parkway and the traffic it will feed; Trademark will manage and lease the property and lead the upgrade plan.

The deal lands just after the Texas Department of Transportation's $674 million Oak Hill Parkway Project reached substantial completion, five years of construction behind it and the main lanes, frontage roads, and ramps all open. The disruptive roadwork is done, so the buyer steps in as new traffic patterns start feeding the site — a post-infrastructure trade.

Partners Capital parted with the asset after the roadwork that suppressed drive times was completed but before Trademark's re-tenanting was proven. That timing ties the seller's return to the old property while the upside from the new location accrues to the buyer.

Oak Hill Plaza's current roster runs to national names and regional concepts — Wells Fargo, Dollar Tree, AutoZone, Pluckers, Jim's Restaurant, and The Picklr — but no grocery anchor, which leaves the center's future foot traffic unusually dependent on the cars coming off the parkway. Trademark says it intends to improve the property and refresh the tenant mix with local and regional retailers and restaurants that capture the authentic spirit of Austin, a plan that effectively asks whether a highway project can do what a grocer would normally do — a repositioning, a bet on location with the rent roll a starting point rather than an end state.

Cohen & Steers, the asset manager on the buy side, gives the deal institutional equity that can wait through a lease-up; that patience matters because the real underwrite here is the highway. Oak Hill Parkway is what makes a local-brand redevelopment plausible at a center whose current roster turns on Dollar Tree and AutoZone. If the traffic story holds, this deal becomes a template for suburban retail bought after public works reset accessibility; if it does not, the center's value comes down to a Dollar Tree and an AutoZone. The next lease signature out of Trademark will indicate which bet is right.
