Partners Capital adds 116,143-square-foot Houston retail portfolio to Opportunity Fund VI

The three multi-tenant neighborhood centers near Highway 6 and U.S. 290 are the second retail deal in Opportunity Fund VI; the seller was the David Weekley family.

At a glance

  1. The purchase is the firm's third acquisition through Opportunity Fund VI and its second retail deal in the vehicle; the seller was the David Weekley family, which JLL's John Indelli and Zamar Salas represented.
  2. The portfolio spans Town Square Shopping Center, The Exchange Shopping Center and Boardwalk Shopping Center, three centers clustered along one stretch of Highway 6.
  3. Fund VI's earlier pair runs broader than the retail count suggests.

Partners Capital has acquired the Highway 6 Retail Portfolio, three multi-tenant neighborhood centers totaling 116,143 square feet near the intersection of Highway 6 and U.S. 290 in northwest Houston, Connect CRE reported. The purchase is the firm's third acquisition through Opportunity Fund VI and its second retail deal in the vehicle; the seller was the David Weekley family, which JLL's John Indelli and Zamar Salas represented.

The portfolio spans Town Square Shopping Center, The Exchange Shopping Center and Boardwalk Shopping Center, three centers clustered along one stretch of Highway 6. Across that trio, the coverage discloses no price, no cap rate, and no occupancy figure.

Fund VI's earlier pair runs broader than the retail count suggests. It opened with Powers Ferry Business Park, a 261,949-square-foot flex and service center in the Cumberland/Galleria submarket of northwest Atlanta, and then added Colonnade of McAllen, a 41,041-square-foot neighborhood retail center the coverage describes as fully occupied. Across the three disclosed deals, the fund has acquired 419,133 square feet, of which the two retail centers account for 157,184.

Three centers, one corridor, no anchor named

Retail's scarcity premium has split, with grocery anchors and drive-through boxes setting the price while everything else reprices tenant by tenant. No anchor tenant is named at Town Square, The Exchange or Boardwalk, and the reporting says nothing about the rents the centers carry.

If the underwriting holds on anything other than an anchor covenant, it likely holds on the corridor: three rent rolls held along one stretch of Highway 6 give the buyer a submarket position that is harder for a single-center owner to assemble.

Partners Capital's offerings, Opportunity Fund VI among them, are made available exclusively to qualified investors through Partners Finance, the source says — a private-placement mechanic that keeps deal economics out of public view.

An acquisition of this size and type can close without a headline number ever appearing, which is what happened here. That leaves occupancy as the figure that would settle what Partners Capital actually bought: a corridor position with three stabilized rent rolls, or three centers with tenant work still to do. Fund VI's disclosed deals now span Atlanta, McAllen and Houston; the Houston centers are the first of the three whose occupancy the coverage leaves blank.
