Wichita's record apartment sale leaves a narrow test

A 301-unit 2023-built community set a market record, but older workforce apartments will show whether institutional capital really arrived.

At a glance

  1. Built in 2023 on 11.91 acres across 11 buildings, Union Mill rents studio through three-bedroom floor plans at 91% occupancy, its contemporary interiors set in northeast Wichita's employer-heavy submarket and the retail corridor anchored by Bradley Fair, Whole Foods, Trader Joe's, and Towne East Mall.
  2. Apartment capital has been paying for operations and renovation upside as cap rates reset upward, and the Wichita deal extends the same logic to geography, crossing state lines and market tiers for the right finished product.
  3. Secondary-market record trades usually start with the best building and widen only if the buyer pool holds; Union Mill is the top of Wichita's stock, and the test is whether the same bid shows up for older workforce apartments.

Wichita's largest multifamily sale in history has been brokered by Northmarq, according to Connect CRE; the investment sales team of Benjamin Davis, Jeff Lamott, and Casey Wilhm arranged the sale of Union Mill, a 301-unit garden-style community at 2023 N. Broadmoor Avenue, from TLC Properties to UM Apts, LLC.

Davis called the deal a milestone that "further validates Wichita's emergence as an institutional multifamily investment destination," and 91% occupancy lets a buyer underwrite yield without taking leasing risk.

That validation is narrow because Wichita rarely appears on institutional apartment buy lists, and Union Mill is a single newly delivered, stabilized, luxury asset. Apartment capital has been paying for operations and renovation upside as cap rates reset upward, and the Wichita deal extends the same logic to geography, crossing state lines and market tiers for the right finished product.

Secondary-market record trades usually start with the best building and widen only if the buyer pool holds; Union Mill is the top of Wichita's stock, and the test is whether the same bid shows up for older workforce apartments. If it does, the record becomes a repricing; if not, it stands as a one-off for a 2023-built property that could have sold in any number of cities.

Northmarq has been similarly active on the debt side of secondary-market assets this summer, including a $50.75 million Potomac grocery-center refinancing covered last month. The Wichita trade adds a sales-side marker: the firm sees enough institutional appetite in middle America to keep bringing deals to market. That appetite is not unlimited, and the next Wichita listing will show whether Union Mill's record was a ceiling or a starting point.
