Trammell Crow Company and joint venture partner PGIM broke ground on Phase IV of 35 Eagle, a multiphase speculative industrial park in northeast Fort Worth, Texas. The phase totals 755,793 square feet across three buildings and is scheduled for delivery in summer 2027.
Fifth Third Bank and American National Bank provided construction financing for the roughly 58-acre site at the northwest corner of Interstate 35 West and Eagle Parkway. Alliance Architects is the project's architect, and FCL Builders is the general contractor. Connect CRE reported the groundbreaking on Nov. 4.
For allocators underwriting Dallas-Fort Worth industrial exposure, the phase adds three more buildings to the I-35W corridor. All three are available for lease rather than pre-let, which leaves the lease-up to the marketing agents in the run-up to delivery in summer 2027; CBRE's Steve Trese, Bob Scully, Ahnie Sheehy and Reid Kennedy are handling marketing and leasing.
PGIM, the global investment management business of Prudential Financial, is the JV partner on the park, according to Connect CRE. Terms of the venture were not disclosed.
