SC Capital Partners sells Rivervale Mall for S$276m, 20% above 2019 cost

The SC Core Fund sale of the Sengkang mall completed Sept. 30, 2026, pricing about 6 percent above its June valuation.

At a glance

  1. The transaction completed Sept. 30, 2026, and the price cleared the mall's most recent June valuation by roughly 6 percent, as IREI reported.
  2. Rivervale Mall sits in Sengkang and spans about 81,100 square feet of net lettable area, a neighborhood retail and community destination that went out at near 100 percent occupancy across more than 60 tenants.
  3. Seven and a half years separate the March 2019 purchase from the September close, and a 20 percent gain in price over that stretch compounds to just under 2.5 percent a year, before counting a dollar of the income a core fund collects along the way.

SC Capital Partners Group, the Singapore-headquartered private equity real estate investment manager, has sold Rivervale Mall out of its SC Core Fund for S$276 million ($215.9 million), against the S$230 million ($179.9 million) it paid for the asset in March 2019. The transaction completed Sept. 30, 2026, and the price cleared the mall's most recent June valuation by roughly 6 percent, as IREI reported.

Rivervale Mall sits in Sengkang and spans about 81,100 square feet of net lettable area, a neighborhood retail and community destination that went out at near 100 percent occupancy across more than 60 tenants. SC Capital bought it in 2019 for its strong residential catchment, low occupancy costs and embedded rental growth potential, and the leasing program that followed drove the improved income the announcement cites: tenant remixing, a new anchor supermarket operator, and positive rental reversions across the property.

The price gain is the smaller half of the return

Seven and a half years separate the March 2019 purchase from the September close, and a 20 percent gain in price over that stretch compounds to just under 2.5 percent a year, before counting a dollar of the income a core fund collects along the way. What the announcement does disclose is a mall sold near full occupancy, above both cost and the June mark, with the rent roll cited as the reason; that points to income driving the result, leaving the total return hinging on distributions the disclosure omits.

The June appraisal appears to have done most of the recognizing, leaving the months between that mark and the close to add the last 6 percent. For a buyer, that is the shape of a stabilized asset: the leasing work was already visible in the valuation, and the premium paid on top of it suggests a mall with little vacancy left to fill.

SCORE is the firm's core vehicle, which makes this a realization rather than a trading exit. The buyer's identity and the destination of the S$276 million are both absent from the coverage, so the comparable the sale sets is narrow but usable: a 2019-vintage Singapore neighborhood mall, cleared above cost and above its most recent appraisal. Whether the next suburban retail exit in the city also prices through its June mark will say how much of Rivervale's premium came from the leasing work and how much from the bid for the format.
