Sacramento County Employees Retirement System (SCERS) committed $50 million to Wolff Credit Partners IV, a closed-end, value-added fund managed by The Wolff Co. that invests in U.S. multifamily debt, IREI reported on Oct. 23.

The Los Angeles Fire and Police Pensions (LAFPP) committed $75 million to the same fund in early 2026, according to the report. The predecessor vehicle, Wolff Credit Partners III, raised $510 million in equity. A fundraising goal for Fund IV was not disclosed. Debt fund closings thinned this year while fund sizes held.

For allocators, the numbers give a benchmark: $50 million from a $15.5 billion plan and $75 million from LAFPP, both against the $510 million predecessor fund. SCERS reported $15.5 billion in total assets and $1.2 billion in real estate at Sept. 30, against an 8% target of $1.24 billion. The plan is close to target, so the $50 million commitment is a pacing decision rather than a build-out.

IREI's market intelligence tool attributes SCERS' lower real estate allocation share mainly to total plan growth outpacing real estate deployment, rather than to an active drawdown of the portfolio, according to the report.
