Manova buys a Spartanburg rent roll with AA credit behind it

The million-square-foot trade prices as a corporate covenant, and the firm's logistics program looks like credits gathered one at a time.

At a glance

  1. The coverage does not carry a price, and on an asset like this the omission matters less than it usually would, because the rent is contracted to a single tenant on a long-term triple-net lease backed by a guarantee from AA corporate credit.
  2. ESFM (Compass Group USA), which provides integrated facilities management and operational support services, is listed at the facility's address, though the coverage does not identify the tenant by name.
  3. Rockefeller Group developed and sold the property, which suggests the two sides wanted different things from the same concrete: a development margin on one side, contracted income on the other.

Manova Partners has acquired Spartanburg 221, a 1,020,195-square-foot logistics facility at 2536 Chesnee Highway in Spartanburg, S.C., from Rockefeller Group, which developed the property and completed it in 2024. The coverage does not carry a price, and on an asset like this the omission matters less than it usually would, because the rent is contracted to a single tenant on a long-term triple-net lease backed by a guarantee from AA corporate credit.

The building is new Class A+ inventory built to the spec the Interstate 85 corridor now expects: 87 acres, 140 dock-high loading doors, four drive-in doors, 40-foot clear height, 344 car parking spaces, and 346 trailer storage stalls, on a site roughly a mile from an interstate that runs northeast through Charlotte and southeast through Atlanta. ESFM (Compass Group USA), which provides integrated facilities management and operational support services, is listed at the facility's address, though the coverage does not identify the tenant by name.

Rockefeller Group developed and sold the property, which suggests the two sides wanted different things from the same concrete: a development margin on one side, contracted income on the other. A million square feet leased long-term to one credit prices against net-lease portfolios and corporate obligations, not against multi-tenant industrial rents in the Carolinas; the landlord's income is the tenant's covenant, and a 2024-vintage building with a long lease in place leaves the new owner little rent to mark upward.

Manova has been buying at a clip, with more than $600 million in logistics transactions across three continents since December 2024, which suggests a firm assembling a book rather than trading in and out of assets. Accumulating credit-backed rent rolls in multiple geographies is a duration purchase, and the trade-off is explicit: each asset carries one tenant and one guarantee, so the strategy's quality depends on how many unrelated corporate covenants Manova ends up holding.

Watch the tenant roster in the next logistics trade. Another single-tenant building with an investment-grade guarantee would confirm a net-lease book assembled asset by asset, and the sizing question becomes how many separate credits the firm is willing to carry; a move into multi-tenant or lease-up product in the same corridor would mark the $600 million run as the easy phase. In Spartanburg the buyer paid for the covenant behind 1,020,195 square feet; the seller, having built it in 2024, took its development margin and moved on.
