Interstate Equities Corp. closed IEC Institutional Fund VI at $215 million, a value-add vehicle targeting multifamily properties of 40 to 400 units in supply-constrained West Coast markets.

By July 2026, the fund had committed nearly 30% of its capital across seven communities totaling 875 units and more than $330 million in total capitalization, IREI reported in an interview with co-president and chief investment officer Marshall Boyd published Oct. 26.

For allocators, new capital underwrites the pricing of the remaining roughly 70% in coastal California and Puget Sound. The disclosed figures imply about $64 million of fund equity and about $377,000 of total capitalization per unit, a measure that includes debt as well as equity.

Boyd said limited new construction, improving demand fundamentals and room to grow net operating income create entry points for value-add strategies in those two regions. Early portfolio performance shows how much local operating expertise matters, he added.

He pointed to student housing and assets whose values were disproportionately hit in the downturn as areas where firms may find opportunities over the next 12 to 24 months.

Roughly $150 million of the $215 million remains to be committed, and the fund's stated focus restricts it to two coastal regions and a defined unit-count band. Whether the roughly 30% pace through July 2026 holds will depend on transaction volume in those markets.
