Institutional real estate commitments rise 75% over three fiscal years, IREI says

The 946 commitments IREI tracked from Oct. 14, 2023 through Oct. 13, 2026 totaled $115 billion in disclosed amounts, with 140 investors active in the final year.

At a glance

  1. The figures come from an October 2026 "Fundraising Trends" analysis by Institutional Real Estate, Inc. chairman and CEO Geoffrey Dohrmann, which frames the increases against what IREI describes as industry talk of slow fundraising.
  2. The analysis, titled "Follow the money," tallies 946 commitments recorded in Ask IRE.IQ, a feature of IREI's IRE.IQ database, from Oct. 14, 2023 through Oct.
  3. The number of commitments rose from 238 to 383, and the median commitment from $75 million to $88 million.

Institutional real estate commitments rose 75% over three fiscal years, reaching $46.6 billion in fiscal 2026 from $26.6 billion in fiscal 2024, according to IREI. The figures come from an October 2026 "Fundraising Trends" analysis by Institutional Real Estate, Inc. chairman and CEO Geoffrey Dohrmann, which frames the increases against what IREI describes as industry talk of slow fundraising.

The analysis, titled "Follow the money," tallies 946 commitments recorded in Ask IRE.IQ, a feature of IREI's IRE.IQ database, from Oct. 14, 2023 through Oct. 13, 2026. Disclosed amounts across the three periods IREI labels fiscal 2024 through fiscal 2026 total $115 billion: $26.6 billion, $41.8 billion and $46.6 billion.

The number of commitments rose from 238 to 383, and the median commitment from $75 million to $88 million. Investor participation widened: 103 investors made at least one commitment in fiscal 2024, and 140 did in fiscal 2026; 56 of the fiscal 2026 investors had made no commitments in the prior two years.

The 25 largest investors' share of capital fell to 68% in fiscal 2026 from 78% the year before, IREI reports. Applying that to the disclosed totals implies their dollars were roughly flat as the market grew: 68% of $46.6 billion is about $31.7 billion, and 78% of $41.8 billion is about $32.6 billion. IREI does not tie the share to the annual commitment totals, so treat the dollar comparison as an inference rather than a reported figure.

Strategy preferences moved further than the totals: programs IREI classifies as value-added rose to 33% of capital from 22%, while opportunistic programs fell to 12% from 32%. Open-end funds doubled their share, and joint ventures gained 4 percentage points, per the report. The 20-point decline in opportunistic capital is wider than value-add's 11-point gain, so capital leaving the highest-return bucket did not all move one rung down the risk ladder.

IREI reads the shift toward open-end funds and JVs as investors seeking more control over timing, liquidity and governance. A market of this size is built from individual closings: Apogem Capital closed Real Assets Fund IV at $372 million this month, PRED reported, with a $100 million co-investment separate account lifting the program to $472 million.
