Harrison Street Sells Dublin Student Housing to Commerz Real

A 142-bed new-build changes hands in a rotation that suggests student housing has become a priced, cross-border institutional market.

At a glance

  1. Completed in 2023, the property sits west of Dublin's city center within walking distance of Technological University Dublin, its fully furnished apartments bundled with learning and lounge areas, a gym, rooftop terraces, and public transport connections to other universities and downtown.
  2. Paul Bashir, co-head of Europe at Harrison Street, said the sale follows the firm's long-standing strategy of investing in purpose-built student accommodations in markets that combine high demand with limited supply.
  3. Bashir is describing a manager that wants to keep owning student housing, just at the next price point.

Harrison Street Asset Management has sold Stoneybatter Place, a 142-bed purpose-built student housing community in Dublin, to Commerz Real, according to Institutional Real Estate Inc., which did not report a purchase price. Completed in 2023, the property sits west of Dublin's city center within walking distance of Technological University Dublin, its fully furnished apartments bundled with learning and lounge areas, a gym, rooftop terraces, and public transport connections to other universities and downtown.

Paul Bashir, co-head of Europe at Harrison Street, said the sale follows the firm's long-standing strategy of investing in purpose-built student accommodations in markets that combine high demand with limited supply. Institutional demand for high-quality assets, he said, created what he called select opportunities to return liquidity to stakeholders and reinvest capital in new assets within the same sector.

Bashir is describing a manager that wants to keep owning student housing, just at the next price point. That is coherent with the operating realities of an asset class in which scale, location, and management platform matter more than any individual property, and a 142-bed asset in one city is a small position for a firm that compounds across markets; selling a newly stabilized building into institutional demand frees equity for the next development cycle while keeping the investment thesis intact.

For Commerz Real, the trade adds a new-build asset with a university catchment and the amenity package that underpins modern student rents. For Dublin, it sets a comparable that will shape the next purpose-built student housing underwriting in the city, and the fact that a purpose-built community can change hands between a specialist manager and a German asset manager without a distressed narrative attached marks how far the sector has come as an institutional trade, one that now trades as a maturing market.

What Harrison Street plans to do with the proceeds carries the weight: the firm says it will reinvest in new assets, which is a way of saying it expects the next trade to beat this one. If that bet is right, Commerz Real paid for the foundation, not the top.
