Harrison Street fills out a global capital-raising bench

The $110 billion manager rebuilds its fundraising bench across three regions, and the PGIM departure leaves a gap in Southern U.S. coverage.

At a glance

  1. Its senior investor-solutions appointments, first reported by IREI, stretch across North America, Europe and Asia at the alternative manager, which runs $110 billion across real estate, infrastructure and credit.
  2. Dan Fanelli joins from PGIM as one of two U.S. co-heads, arriving from a role as a managing director in PGIM's institutional client group and head of its Southern U.S. region, where he raised capital across the firm's private alternatives platform.
  3. The three join Jane Bowes, whose London appointment as a managing director covering infrastructure strategies and capital formation was announced in August, and Michael Humphrey, hired earlier in 2026 from Singapore as co-head of Asia investor solutions.

Harrison Street has spent 2026 rebuilding the bench that raises its money. Its senior investor-solutions appointments, first reported by IREI, stretch across North America, Europe and Asia at the alternative manager, which runs $110 billion across real estate, infrastructure and credit.

Dan Fanelli joins from PGIM as one of two U.S. co-heads, arriving from a role as a managing director in PGIM's institutional client group and head of its Southern U.S. region, where he raised capital across the firm's private alternatives platform. James Choi, previously head of Asia in Harrison Street's investor solutions group, relocates from Tokyo to the U.S. West Coast at the same rank, and Dan Kim becomes a Chicago-based managing director focused on infrastructure.

The three join Jane Bowes, whose London appointment as a managing director covering infrastructure strategies and capital formation was announced in August, and Michael Humphrey, hired earlier in 2026 from Singapore as co-head of Asia investor solutions. IREI puts the five managing directors' average experience at 19 years across industry and investor relations.

The geography of the hires reads as a deliberate split: Choi's internal move from Tokyo to the West Coast keeps an experienced fundraiser on the largest market while Humphrey keeps Asia covered from Singapore, and infrastructure now has named capital-formation coverage in both London and Chicago. That configuration suggests Harrison Street is organizing fundraising by strategy and by region at the same time.

Fanelli's departure matters for PGIM as well: it is the same firm this publication watched push its Bedrock manufactured-housing book past $430 million in August, and losing the Southern U.S. capital raiser from its institutional client group leaves a vacancy at a manager active in private real estate credit.
