Hamilton Point staffs up for DST shelf space

A 15-year Inland wholesaler with a nearly $2 billion raise on his record is the scarce input in the 1031 business, and HPI just bought one.

At a glance

  1. The role puts him over sales and marketing for the firm's DST and 1031 business, including building and maintaining a selling group of independent broker/dealers, according to an IREI report citing his LinkedIn profile.
  2. The selling group is the job, and it is the part of the 1031 market that institutional coverage tends to skip.
  3. So HPI bought distribution rather than growing it, acquiring 15 years of Inland contacts in a single hire.

Sean Hall raised nearly $2 billion in equity for funds, LLCs and 1031/DST offerings during his 15 years at Inland Securities Corp., where he worked as a regional sales associate and private placement consultant, and that record is what Hamilton Point Investments has hired, naming him senior vice president of tax deferral strategies effective September 2026. The role puts him over sales and marketing for the firm's DST and 1031 business, including building and maintaining a selling group of independent broker/dealers, according to an IREI report citing his LinkedIn profile.

The selling group is the job, and it is the part of the 1031 market that institutional coverage tends to skip. A DST sponsor wins an offering not by outbidding rivals for the underlying real estate but by holding shelf space at the broker/dealers whose representatives bring the deal to clients with gains to defer; wholesalers carry those relationships personally, which makes the roster portable and slow for a competitor to rebuild from scratch.

So HPI bought distribution rather than growing it, acquiring 15 years of Inland contacts in a single hire. The binding constraint on DST growth is sales capacity, not acquisition capacity: a sponsor with a full selling group can place more product than it can source for it, while a sponsor without one owns buildings that no advisor's clients are being shown. If that is right, experienced DST wholesalers stay expensive to recruit even in years when the underlying assets are cheap to buy.

The announcement gives no size for HPI's DST book, no list of the broker/dealers already carrying its offerings, and no target for the next raise, so the scale of the hire will show up later, in what the selling group actually closes over the coming year — the number that says whether Hall was brought in to add a channel or to steady an existing one.

There is a second use for capacity like this. As this publication has argued, maturing commercial debt is being resolved through extensions and preferred equity rather than through distress sales, leaving sponsors hunting for equity that does not need the transaction market to agree on a price first. Tax-deferred retail capital is one plausible source of it, raised name by name through advisors rather than through an auction, and a sponsor that can call on that pool on demand gets to choose its moment instead of taking the market's. The announcement does not say whether HPI intends to pair the two.
