- Savanna, the borrower, consented to the request, which follows three sale extensions granted since April 2026.
- The loan is a $242 million floating-rate CMBS mortgage made in 2019 to fund Savanna's $381 million purchase of the 39-story property near Bryant Park.
- For investors holding the COMM 2019-521F deal, the extension means the next evidence of value will come from a negotiated sale, not a foreclosure auction.
Deutsche Bank asked for a fourth delay of the foreclosure sale of 521 Fifth Avenue, seeking another 90 days on the 495,636-square-foot Midtown office building, Commercial Observer reported, citing a KBRA credit alert Wednesday. Savanna, the borrower, consented to the request, which follows three sale extensions granted since April 2026.
The loan is a $242 million floating-rate CMBS mortgage made in 2019 to fund Savanna's $381 million purchase of the 39-story property near Bryant Park. It sits in the COMM 2019-521F SASB deal, has been in default for more than two years, and Savanna and Deutsche Bank are marketing the building jointly, according to the alert.
For investors holding the COMM 2019-521F deal, the extension means the next evidence of value will come from a negotiated sale, not a foreclosure auction. The June appraisal set the building at $270 million, or $545 a square foot, but nearby sales show lower prices. Patrick Czupryna, a managing director at KBRA Credit Profile, said two Midtown properties less than a mile away sold for less than their appraisals. A joint venture of Hamlin Ventures, Olmstead Properties and Vertex Properties paid $108 million, or $356 a square foot, for 19 West 44th Street in June 2026; AmTrust Realty paid $211.2 million, or $398 a square foot, for 260 Madison Avenue in December 2025.
Applying those prices to 521 Fifth's 495,636 square feet produces a value of $176 million to $197 million, below the $242 million loan balance. The math ignores condition, exact location and occupancy, and 521 Fifth was 67% occupied in December 2025. The building was initially marketed at $265 million, or $535 a square foot, and was taken off the market in September 2026 after a potential sale fell through following due diligence, according to KBRA. If the servicer grants the latest request, resolution slips into 2027; marketing would continue in the meantime.
