Contrada launches housing dislocation fund with developer anchor

The anchor was not named and terms were not disclosed.

$2.5BTeam's collective asset value across prior investments

At a glance

  1. The firm's flagship U.S. Housing Dislocation Fund targets distressed properties, performing and nonperforming loans, and recapitalization opportunities in select U.S. housing markets.
  2. For family offices and fund selectors, the $2.5 billion figure is an aggregate team record across prior roles, not this fund's performance.
  3. Loans originated when rates were lower are maturing into a higher-rate environment, creating refinancing pressure for owners as operating expenses rise and rent growth slows, DiSalvo told IREI.

Vincent DiSalvo and Michael Gallagher launched Contrada, a U.S. housing investment manager focused on special situations, with a strategic anchor investment from a multigenerational New York development firm, IREI reported Oct. 30.

The firm's flagship U.S. Housing Dislocation Fund targets distressed properties, performing and nonperforming loans, and recapitalization opportunities in select U.S. housing markets. The anchor was not named, and terms were not disclosed. Opalesque reported the launch a day earlier.

For family offices and fund selectors, the $2.5 billion figure is an aggregate team record across prior roles, not this fund's performance. The 900 loans in that record matter most for a vehicle built on nonperforming debt. How they were resolved, and at what loss severity, is the key diligence question. The anchor is a single strategic investor, an unnamed New York development firm, making its identity a central diligence question.

Loans originated when rates were lower are maturing into a higher-rate environment, creating refinancing pressure for owners as operating expenses rise and rent growth slows, DiSalvo told IREI. "Across the country, capital structures are broken," DiSalvo, the firm's founder and chief investment officer, said. He said rent growth "is proving to be a less effective hedge against inflation than in previous cycles," adding that "at the right entry basis, exceptional value can be unlocked and a meaningful complexity premium earned."

The team's stated record is collective: more than 17,800 apartment homes and 900 loans nationwide, representing more than $2.5 billion in asset value, according to IREI. DiSalvo was previously chief investment officer at Kingbird Investment Management, following investment roles at Equity Residential and GID Investment Advisers.
