Colorado family office sells 18-unit Fresno apartments to local family office for $2.23M

Northmarq's Fresno team brokered the Bullard submarket sale, which priced at about $124,000 a door.

At a glance

  1. Robin Kane and Brendan Kane led the Northmarq team, and the trade reads mainly as a rent-growth reversion bet at an everyday price.
  2. The three buildings total 18,296 rentable square feet on 0.83 acres, with all 18 units carrying two bedrooms and two baths, which works out to roughly $122 a rentable foot and about $124,000 a door.
  3. Kane's own words land the rent-growth bet: “This was an asset held by the seller for many years,” he said.

A Colorado family office has sold the 18-unit apartment building at 1550 W. Swift Ave. in Fresno's Bullard submarket to a local family office for $2.23 million, a sale brokered by Northmarq's Fresno investment sales team and reported by Connect CRE. Robin Kane and Brendan Kane led the Northmarq team, and the trade reads mainly as a rent-growth reversion bet at an everyday price.

The three buildings total 18,296 rentable square feet on 0.83 acres, with all 18 units carrying two bedrooms and two baths, which works out to roughly $122 a rentable foot and about $124,000 a door. That door price sits far below the $194,000 per unit that Ridge Capital's 121-unit Ukiah portfolio drew in September, though an 18-unit Fresno trade and a 121-unit portfolio are different propositions, and the gap says more about what $2.23 million buys in the Central Valley than about where apartment cap rates sit. With a uniform unit mix, the reversion math is simpler because there is one rent to track rather than several.

Kane's own words land the rent-growth bet: “This was an asset held by the seller for many years,” he said. “It presented the perfect opportunity for re-positioning in a strong location with positive rent growth.” The Bullard address supports the location half, with River Park Shopping Center, Fig Garden Village, Fashion Fair Mall, Fresno State and Fresno City College all nearby.

For Northmarq, $2.23 million is small against the rest of the month: our records show four September closings for the platform, three of them with sizes disclosed, adding to $141 million. The firm has also bought a fund manager's recurring fee, the management contract that compounds whether or not a transaction closes. The Fresno assignment is the other kind of work: local, quick, and priced off a rent roll a buyer thinks it can improve.

The combination of a long-holding Colorado seller, a local buyer at $124,000 a door, and a broker's pitch resting on rent growth rather than scarcity matches the bid this publication has argued is clearing apartment prices on rent rolls and job bases. The coverage does not say what the buyer intends to spend on the repositioning, or how much rental supply Fresno is absorbing. What happens to those 18 rents is the part of this trade still open.
