Buchanan Capital Partners and Houston-based Vault Partners have closed a joint venture to capitalize Wildcat Distribution Center, a 321,120-square-foot Class A cross-dock project in southwest Houston. IREI reported that Vault will develop the project and that it is the first joint venture between the two firms. Austin-based BCP describes itself as a zero-fee commercial real estate investment firm.

The Southwest Houston/Inner Loop South submarket is among Houston's tightest, with vacancy near 3.6 percent against a metro average of roughly 6.3 percent, according to the announcement. The site at 222 Holmes Road sits inside Beltway 8, with access to U.S. 90 and State Highway 288 and roughly 15 minutes from downtown Houston, the Texas Medical Center and Hobby Airport.

Many comparably sized projects in the submarket have already been leased or sold, which the firms cite as evidence of demand for the 321,120-square-foot size segment. Advanced manufacturing users have largely driven that demand, per the announcement.

The project's 10,000-amp service will make it one of greater Houston's highest-powered speculative industrial projects, according to the announcement. That specification is aimed at advanced manufacturing tenants. Within that category, data center-adjacent users have more than quadrupled their share of logistics leasing in Houston since 2022, per industry data cited in the announcement.

The Wildcat announcement does not disclose project cost, equity amount or JV terms. BCP closed a Dallas office tower deal on Sept. 25, according to PRED's records.
