Roughly two dozen of the 124 proposed or announced projects are under construction.

At a glance

  1. Roughly two dozen of those projects are under construction, with about $500 billion committed to them.
  2. If the $500 billion sits inside the $3.4 trillion tally, about $2.9 trillion — roughly 85% of the pipeline — has not reached construction.
  3. For an investor, the split carries more information than the headline number.

Avison Young counts 124 proposed or announced U.S. manufacturing projects worth $3.4 trillion in potential investment. Roughly two dozen of those projects are under construction, with about $500 billion committed to them.

If the $500 billion sits inside the $3.4 trillion tally, about $2.9 trillion — roughly 85% of the pipeline — has not reached construction. The comparison rests on an assumption the figures do not spell out: that the committed money and the pipeline total cover the same set of projects.

For an investor, the split carries more information than the headline number. The $500 billion is attached to projects where construction is already under way, which makes it the nearer-term portion of the tally. The $2.9 trillion is potential investment tied to projects that have been proposed or announced rather than started.

Spread across the 124 projects, the $3.4 trillion works out to roughly $27 billion per project. On the same numbers, the committed share of the pipeline comes to roughly 15%, with the balance sitting in proposals and announcements.
