Anthropic signs 20-year lease for EverWind's Point Tupper data center

EverWind says the campus carries $10bn of private investment, with 95MW due by late 2027 and 325MW more targeted for 2028.

At a glance

  1. The facility will be built and operated by EverWind, which is developing the site alongside its wind farms in the province.
  2. EverWind described the customer only as a "leading frontier AI developer" leasing capacity from the "initial phase," expected to offer 95MW by late 2027.
  3. EverWind puts the campus at $10bn of private investment: $8bn directly for the data center's development and operation, and $2bn for advancing its onshore wind portfolio in Nova Scotia.

Anthropic has signed a 20-year lease for capacity at EverWind Fuels' Point Tupper data center project in Nova Scotia, Data Center Dynamics reported, citing CBC. The facility will be built and operated by EverWind, which is developing the site alongside its wind farms in the province.

EverWind described the customer only as a "leading frontier AI developer" leasing capacity from the "initial phase," expected to offer 95MW by late 2027. The campus is then aimed to expand by a further 325MW in 2028. Who the tenant was came from CBC's reporting rather than from EverWind's announcement, a distinction that matters for how much of the contract the developer has put on the record.

EverWind puts the campus at $10bn of private investment: $8bn directly for the data center's development and operation, and $2bn for advancing its onshore wind portfolio in Nova Scotia.

Divide the $8bn by the 420MW the two phases total and the figure works out to roughly $19m a megawatt. That is a rough read rather than a construction-cost benchmark, since EverWind's number covers operating the facility as well as building it.

Pre-construction work has begun at the site just outside Port Hawkesbury in Cape Breton, and Point Tupper would be Anthropic's first known data center capacity in Canada, according to the report. Plans for a data center at the site first emerged earlier this month.

The data center sits inside a larger industrial scheme. The Point Tupper Green Fuels project would expand an existing traditional fuel terminal into a clean hydrogen and ammonia facility powered by EverWind's wind developments. The first wind phase covers the Bear Lake, Windy Ridge, Kmtnuk and Upper Afton projects, all connecting directly to the provincial power grid. Phase two, the Guysborough wind projects, would reach the fuels site over the Strait Crossing Transmission Line, an overhead line crossing the Strait of Canso.

The sequence is the part worth watching: a 20-year offtake agreement is signed, and the wind projects named, before the data center is built. That suggests the lease is intended to anchor the generation buildout rather than follow it — an inference from the ordering of the announcements, not a disclosed contractual detail. Financing that pairing across a 420MW campus and multiple wind farms is a different proposition from leasing an already-energized shell, and the $10bn figure is EverWind's own estimate of the investment involved.

Trent Vichie, EverWind's founder and CEO, framed the announcement around the site's industrial history. "Point Tupper has supported industry in the Strait Region for more than 50 years," he said, calling it "major new investment in Nova Scotia's digital and energy infrastructure."
