The filing details 20-year leases, escrowed deposits and prepaid rent.

$417BMinimum payments on Anthropic's leases and cloud commitments

At a glance

  1. Under its compute agreements, Anthropic lists about $265.6 billion of expected fixed or minimum guaranteed commitments with terms of one to 20 years, Data Center Dynamics reported.
  2. The $417 billion aggregate comes from new and amended lease and commercial agreements as of December 2025.
  3. For advisory firms, Claude carries a $4,800, 20-seat minimum, as Private Wealth Daily previously reported.

Anthropic's IPO prospectus discloses about $417 billion in future minimum payments under data center leases and cloud purchase commitments, with terms of up to 20 years, Data Center Dynamics reported.

Under its compute agreements, Anthropic lists about $265.6 billion of expected fixed or minimum guaranteed commitments with terms of one to 20 years, Data Center Dynamics reported.

The $417 billion aggregate comes from new and amended lease and commercial agreements as of December 2025. Primarily these are leases for compute equipment and data centers plus purchase commitments with cloud providers, commencing between 2026 and 2027. The two figures overlap and should not be added.

For advisory firms, Claude carries a $4,800, 20-seat minimum, as Private Wealth Daily previously reported. The accounts that generate $1 million or more a year for Anthropic number about 1,900.

For funds and developers underwriting AI-anchored campuses, the filing is a public schedule of how a frontier lab contracts for capacity: lease duration, security posted, and how much rent is prepaid. Data Center Dynamics reports that the filing describes a 20-year lease on a data center that has not been built, a compute rental agreement paid for with up to $42 billion in convertible promissory notes, and a $500 million power purchase contract written in favor of the power counterparty as part of a contract with a data center provider. Anthropic deposited $2.5 billion into escrow in April 2026 under a compute and infrastructure lease.

Revenue of $16.3 billion against a $417 billion lease book

First-half revenue was $16.3 billion, up 1,300%, the filing shows. The net loss was $80.7 billion, of which $72.4 billion was a one-off accounting charge, and the operating loss narrowed to $693 million from $2.1 billion in the first half of 2025. Anthropic reported $6.2 billion of debt and, as of June 30, $112.4 billion in cash and equivalents plus $19.3 billion in short-term investments, CoinDesk reported.

The $417 billion in minimum payments is roughly 26 times first-half revenue. The comparison mixes a 20-year obligation with a half-year figure, but it shows the scale the IPO and future cash flow must cover. Anthropic expects infrastructure investment to increase significantly and pressure cash flows, CoinDesk reported.

Cash and equivalents plus short-term investments total $131.7 billion at June 30, less than a third of the $417 billion of minimum payments — and the payments begin in 2026 and 2027 rather than at the end of the term.

A November listing, and $125 billion to $150 billion still unpriced

Anthropic filed on Monday morning and aims to go public in November, CoinDesk reported; share count and price range are undisclosed, and previous reports have suggested a raise of as much as $100 billion at a $2 trillion valuation. By Sept. 30, more than 1,900 customers had generated at least $1 million in trailing annual revenue for the company, including about 250 above $10 million. Data Center Dynamics lists Google, AWS, Microsoft, SpaceXAI, Fluidstack, Nscale, Akamai and Lambda among its known suppliers. Chip stocks rose in premarket trading after the filing, with Nvidia up 1.4%, Broadcom 1.5% and Micron 2.3%, CoinDesk reported.

The part of the schedule still open is $125 billion to $150 billion of capacity for delivery between 2028 and 2031, where the filing says commercial terms are not final. Anthropic also has compute and infrastructure agreements with no fixed or minimum dollar commitment, under which payments depend on capacity made available, delivery timing and pricing; it says such payments are "expected to be significant." Anthropic aims to go public in November.
