AEW buys Berlin hospital-campus building for French retail fund

Fully let and index-linked, the fund's first German acquisition is a wager on tenant stickiness around a medical campus rather than site speculation.

At a glance

  1. The property comprises roughly 4,700 square meters, about 50,590 square feet, of modern space within walking distance of bus and metro stops on the UKB campus.
  2. Pantera AG, part of Nexity SA, sold the asset after completing a full refurbishment of the historic building and adding a newly developed extension, so the fund is moving into modernized, purpose-suited accommodation with no outstanding execution risk.
  3. IREI adds that the building is fully let on long-term, index-linked leases with a weighted average unexpired lease term of more than ten years, and the occupiers are closely connected to UKB and its healthcare and education ecosystem.

French retail capital has entered German healthcare real estate through the support space around Berlin's Accident Hospital: AEW has bought a fully let education-healthcare building on the hospital campus, marking the fund's first acquisition in Germany, IREI reports. The property comprises roughly 4,700 square meters, about 50,590 square feet, of modern space within walking distance of bus and metro stops on the UKB campus.

Pantera AG, part of Nexity SA, sold the asset after completing a full refurbishment of the historic building and adding a newly developed extension, so the fund is moving into modernized, purpose-suited accommodation with no outstanding execution risk. IREI notes the property meets growing demand for space on the UKB campus and benefits from the established infrastructure and specialist environment already there.

IREI adds that the building is fully let on long-term, index-linked leases with a weighted average unexpired lease term of more than ten years, and the occupiers are closely connected to UKB and its healthcare and education ecosystem. That profile is attractive; index-linked and occupied by organizations built around the hospital, it becomes a different product. The near-term question is whether the hospital campus keeps its pull as the center of that ecosystem.

AEW investment director Fabian Dahlmanns describes the acquisition as combining the key characteristics the fund seeks: a modern, well-located property, resilient uses, and secure cash flows supported by established occupiers with strong ties to the UKB campus. His formulation is the strategy in miniature: the fund is buying a long, inflation-protected income stream whose tenant logic is anchored to a medical campus.

The deal is cross-border in structure as well as in facts: French retail capital sits in a fund managed by AEW, the seller sits inside Nexity, and the asset sits in Berlin. The product that brings the three together is education and support real estate surrounding a hospital, so for French retail clients, healthcare can mean owning the building where clinicians are trained and support services are housed.

For anyone tracking how European private capital is being put to work in health real estate, the deal offers a template. If it performs, buying support space around a large hospital and letting the campus hold the tenants should be repeatable across Germany, and AEW has now established a proof case in Berlin.
