A $54 million loan prices senior housing as a service business

Four capital providers closed construction debt for a 175-unit independent living project whose demand case rests on a master-planned neighbor still roughly 300 homes from build-out.

At a glance

  1. North River Partners, Crestline Investors, Mutual of Omaha and Millennium Bridge are the four capital providers named on the announcement, with Edison Equity Residential as developer and Brownstone Group as general contractor; spread over 175 units, the debt works out to roughly $309,000 a door.
  2. A pool, fitness and social space, salon and spa and an on-site restaurant round out the property.
  3. North River's Jeff Rosenfeld told Connect CRE the submarket has the combination the firm looks for: a growing 55-plus population, strong household demographics and scant recent product.

Connect CRE reported the closing of a $54 million ground-up construction loan for Serenova at Dripping Springs, a 175-unit independent living community whose base rent covers meals, utilities, cable, internet, housekeeping and certain transportation services. North River Partners, Crestline Investors, Mutual of Omaha and Millennium Bridge are the four capital providers named on the announcement, with Edison Equity Residential as developer and Brownstone Group as general contractor; spread over 175 units, the debt works out to roughly $309,000 a door.

A pool, fitness and social space, salon and spa and an on-site restaurant round out the property. Bundling those service lines into a single lease means the revenue line carries the cost of delivering them, so debt service at Serenova rides on a services margin rather than a plain multifamily rent roll, and construction debt at $309,000 a unit looks sized for that operating business.

North River's Jeff Rosenfeld told Connect CRE the submarket has the combination the firm looks for: a growing 55-plus population, strong household demographics and scant recent product. The standard scarcity case for seniors housing leans here on the site's adjacency to the Headwaters master-planned community, which the coverage puts at roughly 700 homes today and about 1,000 at completion. Those 300-odd remaining homes are both where the residents come from and the risk if they come late; a 175-unit independent living project needs only modest penetration to fill, but it needs the homes to arrive on the schedule the underwriting assumes.

The four parties are named without roles, and the coverage does not break out the split, the pricing or the term. Whether the $54 million is one senior loan or a stack of senior, mezzanine and co-invest pieces, and which of the four holds which, says more about how independent living construction is being priced today than the headline amount does.

The service bundle justifies the basis, since the rent is priced to carry the service load and the demand side is exactly the one North River describes. The risk is that the underwriting is a demographic argument, and demographics do not sign leases. Watch how quickly Headwaters delivers its last roughly 300 homes, and whether this four-name format becomes the template for ground-up independent living construction elsewhere in Texas.
