Walmart's $1.3B Georgia build reshapes its industrial playbook

The retailer will build its largest automated projects itself rather than lease them from speculative developers.

At a glance

  1. The 1.5 million-square-foot project is expected to create 1,000 jobs and begin construction in late 2026.
  2. The Carnesville site extends a network Walmart has built to expand same-day and next-day shipping across the country, and for industrial investors the $867-a-foot ratio defines where value now sits: in the mechanized interior an operator runs.
  3. A week before Connect CRE's report, this publication covered Walmart taking the entire Medley warehouse on a 16-year lease, with extension options through 2057, a transaction that delivers immediate capacity in a standing building while Carnesville delivers a custom footprint built around Walmart's own systems.

Walmart plans a $1.3 billion automated fulfillment center at the Franklin 85 Logistics Center in Carnesville, Georgia, about 85 miles northeast of Atlanta, according to Connect CRE. The 1.5 million-square-foot project is expected to create 1,000 jobs and begin construction in late 2026. The math prices the project at roughly $867 per square foot, a level that says the capital is buying automation and delivery systems inside a shell.

The Carnesville site extends a network Walmart has built to expand same-day and next-day shipping across the country, and for industrial investors the $867-a-foot ratio defines where value now sits: in the mechanized interior an operator runs. That tilts the asset class toward infrastructure, where the tenant makes the real estate valuable.

A week before Connect CRE's report, this publication covered Walmart taking the entire Medley warehouse on a 16-year lease, with extension options through 2057, a transaction that delivers immediate capacity in a standing building while Carnesville delivers a custom footprint built around Walmart's own systems. The strategy is simple: rent when the right shell exists, build when it does not.

The Georgia build fits a footprint that already includes 209 stores and Sam's Clubs, 11 supply chain facilities, and more than 65,300 employees, along with $26.2 billion in fiscal 2025 spending with Georgia suppliers, according to Connect CRE. Its 300,000-square-foot Valdosta dairy processing facility opened late last year, and Carnesville extends that network to a fulfillment center on the same routes that move goods into and out of the state.

For developers, Walmart has become the rare tenant that can also sit across the table as owner. The Medley deal shows it will still sign long-term paper when the box fits, but the largest, most automated investments no longer fit the template of a standard industrial lease. Long-term leases keep a floor under existing portfolios, while the $1.3 billion build removes the biggest projects from the speculative market, and builders chasing the next generation of big-box demand are now competing with Walmart's own balance sheet. At $867 a square foot, the owner will be Walmart.
