Vintage Paterson Apartment Sells on Occupancy and Renovation Upside

EOM Equity's 100-unit Valley View buy from a Value Companies affiliate tests whether renovation math can work on 1965-vintage product.

At a glance

  1. The property holds 79,661 rentable square feet across 76 one-bedroom and 24 two-bedroom units, averaging 797 square feet per home.
  2. The JLL team on the assignment was led by senior managing directors Jose Cruz, Mike Oliver and Steve Simonelli, with senior director Elizabeth DeVesty and director Austin Pierce.
  3. Apartment capital is paying for operations and renovation upside as cap rates reset, and Valley View is a clean specimen of that math — the buyer is underwriting a construction schedule on top of a rent roll.

EOM Equity has acquired Valley View Apartments, a 99% occupied, 100-unit community built in 1965 at 149 Katz Ave. in Paterson, New Jersey, from Redwood Associates, an affiliate of Value Companies, in a sale arranged by JLL Capital Markets, according to Connect CRE. The property holds 79,661 rentable square feet across 76 one-bedroom and 24 two-bedroom units, averaging 797 square feet per home. With the building already full, the return on the purchase will hinge on what the new owner can do with the units beyond the current rent roll.

The JLL team on the assignment was led by senior managing directors Jose Cruz, Mike Oliver and Steve Simonelli, with senior director Elizabeth DeVesty and director Austin Pierce. Cruz described the asset as 'a well-maintained, stabilized asset' in one of New Jersey's most established multi-housing markets, then added the sentence that actually explains the trade: 'clear upside ahead through unit renovations and additional income opportunities.'

That second sentence is where the deal lives, because at 99% occupancy the income is already running and there is no vacancy to lease up. Apartment capital is paying for operations and renovation upside as cap rates reset, and Valley View is a clean specimen of that math — the buyer is underwriting a construction schedule on top of a rent roll.

Multifamily capital has consolidated at record scale while cap rates reset upward, squeezing the yield on stabilized assets. Against that backdrop, a 100-unit 1965 building in Paterson tests how far the new math stretches: the buyer gets current cash flow, but the deal only works if renovation dollars convert into higher rents on the upgraded units.

The test for EOM is execution, since a stabilized building with little vacancy leaves no room for a lazy renovation program; every month of vacancy and every dollar of overrun comes straight out of the projected return. If rents move quickly enough, the deal becomes a template for vintage Paterson multifamily; if they don't, the 99% occupancy becomes a cushion that hides a flat income stream rather than a growth story.

JLL's brokers have moved on to the next listing, and the next rent roll at 149 Katz Ave. will show whether renovation upside was pitch or underwriting model.
