Town Lane closes second fund at $1.9B hard cap

The opportunistic vehicle beats its $1.5 billion target by $400 million and is closed to new primary commitments.

Town Lane closed Town Lane Real Estate Opportunities Fund II at its hard cap with $1.9 billion in investor commitments, the firm said Monday, $400 million above the $1.5 billion target it surpassed this past summer.

The final close is $650 million more than the $1.25 billion raised for the firm's 2024 debut fund, a 52% increase in committed capital. Connect CRE first reported the close, and the figures come from that report alone.

For family offices and endowments that allocate to closed-end opportunistic funds, the close removes this vintage from the shelf. Fund II is at its hard cap, so the strategy is not available through a primary commitment; later entry would be through a successor vehicle. Fees, fund term and leverage were not disclosed.

The mandate is opportunistic investments across U.S. commercial real estate sectors and the capital stack, the same brief as Fund I, including debt and preferred equity alongside property purchases.

University endowments, charitable foundations, family offices and pension funds backed the fund, with strong support from returning Fund I investors, Connect CRE reported.

Tyler Henritze, the managing partner, said the firm is "playing offense with fresh capital at a time of increasing market dislocation."

Town Lane said it has invested in sectors with durable supply and demand fundamentals: seniors housing, necessity retail, small-format industrial and powered shell data centers.
