The $642M the SPV noise nearly hid

Three announcements and one close moved institutional money into property and credit, dwarfing the micro-fund flow that dominated the day's filings.

The fund-formation filings were dominated by Coatue tactical funds that reported $0 sold and five series-LLC SPVs that together raised $6.46 million. The capital actually in motion, PWD's deal log shows, ran through four property and credit transactions totaling just over $642 million.

Peachtree's $62.5 million close with AJ Capital Partners, the smallest of the four, is roughly ten times the $6.46 million the five SPVs raised. Providence Equity Partners closed a $1 billion deal in the same window, and Capstone Asset Management, with Korea Post and Igis Asset Management, reported a $360 million fund launch earlier in the week. That puts the week's tracked institutional flow past $2 billion.

Three of the four lead deals are announcements rather than closes, leaving $579.6 million of the $642 million in the announced-but-not-closed column; Peachtree's is the only transaction that actually closed. Execution over the next two quarters will separate the rotation from the talk.

Each of the four pairs two named businesses; none is a pass-through vehicle. For $6.46 million you buy optionality; for $642 million you buy assets with an income stream. If Tyko-Integra, Kennedy Wilson-Shimizu, and Cirrus-Gatsby close at their announced sizes, the rotation into property and credit has a paper trail.
