SmartStop books shelf space for a one-property REIT

The listing tests whether platform placement can raise capital ahead of the portfolio it is meant to buy.

At a glance

  1. SmartStop Self Storage REIT (NYSE: SMA) said the vehicle is available through indirect subsidiary SmartStop REIT Advisors LLC to the registered investment advisers, independent broker-dealers and other financial advisers whose clients invest on the platform.
  2. AltsWire first reported the launch: SmartStop REIT Advisors brought SST X out in February 2025 as a perpetual-NAV REIT built to buy self-storage across the United States and Canada, and the vehicle is still early-stage.
  3. SmartStop’s managed REIT platform, which runs alongside its NYSE-listed portfolio, reported 52 operating properties and roughly $1 billion in assets under management as of June 30, 2026.

Strategic Storage Trust X, SmartStop’s nontraded REIT, holds one operating property — about 470 units and 62,100 rentable square feet as of Aug. 26 — and now a slot on iCapital Marketplace. SmartStop Self Storage REIT (NYSE: SMA) said the vehicle is available through indirect subsidiary SmartStop REIT Advisors LLC to the registered investment advisers, independent broker-dealers and other financial advisers whose clients invest on the platform.

“Accredited investors are increasingly seeking access to private alternative investments,” said H. Michael Schwartz, SmartStop’s chairman, chief executive officer and president, who framed the placement as expanding and streamlining adviser access and said the broader reach gives eligible investors the chance to draw on the sponsor’s “institutional buying power in the highly fragmented self-storage market.”

AltsWire first reported the launch: SmartStop REIT Advisors brought SST X out in February 2025 as a perpetual-NAV REIT built to buy self-storage across the United States and Canada, and the vehicle is still early-stage. Inland Real Estate Investment Corporation has taken the same route onto adviser shelves, and ExchangeRight more recently.

SmartStop’s managed REIT platform, which runs alongside its NYSE-listed portfolio, reported 52 operating properties and roughly $1 billion in assets under management as of June 30, 2026. Inside that platform, Strategic Storage Growth Trust III will ask stockholders at an Oct. 26 special meeting to approve a merger with Strategic Storage Trust VI, a consolidation inside the same sponsor family.

A REIT with one property on a national platform is a sponsor buying placement ahead of inventory. Distribution is the advantage: performance matters only after the shelf is won, and sponsors pay yield and wrapper fees as the price of access. Listing SST X before it has assets to show is a bet that the perpetual-NAV wrapper raises money faster than the acquisitions pipeline can spend it, and that bet reads better in a market where hard assets are retaking the semi-liquid lead while redemptions back up in credit vehicles. The storage thesis is the easy half; whether the shelf will carry a vehicle this thin is the live question.

The rails are getting crowded. CAIS spent the first half of this year stacking nearly 40 managers onto its alternative shelf, and the iCapital placement is the same competitive push seen from the sponsor’s side of the table: every name that books a slot makes the next listing look less like a differentiator and more like a basic requirement.

Watch the Oct. 26 vote for the shape SmartStop wants its managed platform to take, and watch how many properties SST X can report before the shelf starts doing its fundraising for it.
