SL Green keeps Nearwater's rent and inherits a vacancy

Nearwater Capital's 37,563-square-foot lease at 245 Park empties 17,000 square feet at One Vanderbilt, same landlord, and the backfill is the truer read.

At a glance

  1. What the market keeps is the difference—roughly 20,500 square feet of additional occupancy, the portion that counts as net demand rather than portfolio arithmetic.
  2. Nearwater is a specialty finance company, and its broker put the decision down to hiring.
  3. As this publication argued when it looked at New York's medical office bidding, the city's office money pays for tenant credit as much as for square feet; 245 Park is the leasing-side version of that argument—redevelopment capex buys the amenity and transit package a growing credit business will sign for.

Nearwater Capital has signed for 37,563 square feet at 245 Park Ave., taking the entire 28th floor of SL Green Realty Corp.'s newly redeveloped tower adjacent to Grand Central Terminal and giving up roughly 17,000 square feet at One Vanderbilt—a move the specialty finance company attributes to growth and one that more than doubles its New York City footprint.

One Vanderbilt is also an SL Green building, which is where the transaction stops being a simple absorption number: the landlord has effectively moved a tenant that says it is expanding out of a stabilized tower and into one it has just capitalized for redevelopment, filling a Park Avenue floor plate while creating a comparable hole on Vanderbilt. What the market keeps is the difference—roughly 20,500 square feet of additional occupancy, the portion that counts as net demand rather than portfolio arithmetic. Whether Nearwater tested the wider market before landing inside the same landlord's holdings, the coverage does not say.

A lender takes the newer floor

Nearwater is a specialty finance company, and its broker put the decision down to hiring. "For companies competing at the highest level for talent, the office has become an increasingly important part of the equation," said JLL vice chairman Alexander Chudnoff, who represented Nearwater alongside executive vice president Harrison Potter. Cushman & Wakefield's Bruce Mosler, Tara Stacom, Ron LoRusso, Harry Blair, Justin Royce and Pierce Hance handled the landlord side with David Kaufman and Zach Freeman of SL Green.

As this publication argued when it looked at New York's medical office bidding, the city's office money pays for tenant credit as much as for square feet; 245 Park is the leasing-side version of that argument—redevelopment capex buys the amenity and transit package a growing credit business will sign for. The newest floor plate wins the tenant, and the older one waits—a trade inside one balance sheet that cuts against any reading of the lease as proof that Midtown demand has turned. SL Green kept the rent, but the space it surrendered goes back to a market that will price it against the newer building the tenant just chose—a test of leasing outcomes, not of cap rates.
