  1. The firm is No. 38 among apartment owners and No. 6 among syndicators on NMHC's 2026 list; its website counts more than 166,500 units owned since inception and more than $28 billion invested in development.
  2. For limited partners in the firm's tax syndication funds, the financing decides whether a stabilized asset holds its capital structure or comes back to market, and Richman says the three loans run 10 years.
  3. The Marc in Palm Beach Gardens took $107 million, Everly in Naples $72.5 million and Vista Sur in South Miami $45.5 million, according to a release the firm shared with Multifamily Dive.

The Richman Group placed about $225 million in permanent financing across three stabilized Florida luxury apartment communities in August, debt that founder Richard Richman told Multifamily Dive leaves the firm set on those assets for a decade.

The Marc in Palm Beach Gardens took $107 million, Everly in Naples $72.5 million and Vista Sur in South Miami $45.5 million, according to a release the firm shared with Multifamily Dive. All three are luxury properties and fully stabilized.

The closings come while the wider apartment market works through its maturity schedule: roughly 13% of multifamily loans were due to mature this year, the figure BAM Capital founder Ivan Barratt cited in making his case for buying apartments, as this publication reported this month.

The next refinancing decision on The Marc, Everly and Vista Sur falls around 2036.
