Pluto's flagship fund crosses £500m and targets Europe

As Lending Vehicle VIII expands beyond the UK, Pluto is betting on the 65% of borrowers who come back.

At a glance

  1. Lending Vehicle VIII, an evergreen development and property lending fund focused chiefly on the UK, is widening its map to target 20% of financing from Germany, the Netherlands, Ireland, Spain and Portugal.
  2. Beyond the European push, Lending Vehicle VIII has also introduced multi-site revolving credit facilities for UK housebuilders, a product that follows a developer across several sites rather than stopping at the end of one project.
  3. Pluto is a UK-based private credit platform specialising in development and bridging finance for real estate developers and housebuilders, and it has provided more than £4bn of development and investment finance since 2011, giving Lending Vehicle VIII a long underwriting history to carry into new markets.

Pluto Finance's flagship fund has crossed £500m of investor commitments and £1bn in total financing, according to the firm. Lending Vehicle VIII, an evergreen development and property lending fund focused chiefly on the UK, is widening its map to target 20% of financing from Germany, the Netherlands, Ireland, Spain and Portugal.

Beyond the European push, Lending Vehicle VIII has also introduced multi-site revolving credit facilities for UK housebuilders, a product that follows a developer across several sites rather than stopping at the end of one project. Mario Ioannides, Pluto's UK managing director, ties that product logic to the capital behind it: an evergreen fund backed by pension funds and insurers, he says, allows the lender to put borrower relationships first. More than 65% of Pluto's development lending goes to repeat borrowers.

Pluto is a UK-based private credit platform specialising in development and bridging finance for real estate developers and housebuilders, and it has provided more than £4bn of development and investment finance since 2011, giving Lending Vehicle VIII a long underwriting history to carry into new markets. The 20% European allocation is a target, not a snapshot; an evergreen vehicle does not face the deployment clock of a closed-end fund, so Pluto can underwrite the continent selectively while its UK repeat borrowers keep the portfolio working. A borrower who comes back has already told Pluto its underwriting and servicing were good enough to return for another development loan, and that repeat flow lowers the cost of finding new deals and gives the lender information on the sponsor that no new pitch can match.

The first loan Pluto signs in Germany or Spain will be one datapoint; the second loan from the same borrower is where the European expansion actually gets tested.
