Pinnacle lines up $40.2M for Fort Lauderdale senior housing

Bank of America, JPMorgan Chase and six public agencies are underwriting the Fort Lauderdale senior housing deal, where the deepest income band leaves thin coverage for conventional debt.

At a glance

  1. A second phase of another 100 senior units, split between studios and one-bedrooms, is scheduled to break ground in spring 2027.
  2. Units in the first phase will be reserved for seniors at 22 percent, 33 percent and 60 percent of area median income, and at the deepest band a 22 percent AMI rent in Fort Lauderdale leaves conventional construction debt with little to cover.
  3. Affordable senior housing at this income level gets built only when the subsidy layers are in place before the first draw, which is why the banks are taking construction risk on the strength of those layers rather than on the prospect that rents will rise.

Bank of America, JPMorgan Chase and six public agencies are sharing the $40.2 million credit on Pinnacle at Cypress Phase I, a 100-unit affordable senior community at 6520 North Andrews Avenue in Fort Lauderdale that also carries 6,525 square feet of ground-floor commercial space, Connect CRE reports. Phase II is where that lender group gets tested. The second 100 units break ground in spring 2027, and whether the same two banks and six public agencies return will determine if Pinnacle has a template or has to re-underwrite from scratch.
