Northwind closes $1 billion debt fund at twice its $500 million target

Connect CRE reports the final close; Northwind says NDF III is the largest fund in its history.

At a glance

  1. Connect CRE reported the close on Oct. 22 and said the fund is the largest in Northwind's history.
  2. According to Connect CRE, NDF III primarily originates senior-secured bridge loans in major U.S. gateway markets, with the mandate running from acquisition and bridge financing through condo inventory, construction, office-to-residential conversion, pre-development and lease-up, plus other specialized solutions.
  3. The mandate reaches past acquisition lending into construction, conversion and lease-up, stages where repayment depends on a project being finished and stabilized rather than on an income stream already in place.

Northwind Group has held the final close of Northwind Debt Fund III with $1 billion in committed capital, twice its $500 million target.

Connect CRE reported the close on Oct. 22 and said the fund is the largest in Northwind's history. The New York-based manager invests in real estate private equity and debt, according to the report.

According to Connect CRE, NDF III primarily originates senior-secured bridge loans in major U.S. gateway markets, with the mandate running from acquisition and bridge financing through condo inventory, construction, office-to-residential conversion, pre-development and lease-up, plus other specialized solutions. The fund carries forward the flagship real estate credit strategy Northwind launched in 2017.

"The final close of NDF III is a defining milestone for Northwind and a strong endorsement of our growing credit platform," founder and managing partner Ran Eliasaf said, according to Connect CRE.

The mandate reaches past acquisition lending into construction, conversion and lease-up, stages where repayment depends on a project being finished and stabilized rather than on an income stream already in place. That mix carries completion and execution risk alongside market risk. The report does not break out how the $1 billion is divided among those uses, what leverage the fund employs, or what return it targets.

Eliasaf also told Connect CRE that the firm sees the current environment as presenting "one of the most attractive lending opportunities we have seen," and that the fund positions Northwind to capitalize on it "on a greater scale than ever before."

Closing at $1 billion rather than $500 million means the firm raised $500 million more than it had planned to. The report does not say when the fund was launched or how many investors committed.

What the report leaves out

For a credit desk, the terms that would price the vehicle are absent: no leverage, coupon, tenor or fee detail appears in the coverage, and no predecessor fund is named for comparison. What the report does establish is scale — a manager that began lending through this strategy in 2017 has raised a fund twice the size it set out to raise.
