NorthC's Frankfurt bet is the connection, not the megawatts

A 6MW groundbreaking with no named tenant puts the leasing clock on a fixed date in Germany's most contested data center city.

At a glance

  1. The announcement on LinkedIn this week names no anchor tenant and no project cost, and neither does the coverage that followed.
  2. The Frankfurt program is assembled from small parcels, each with its own address and its own power position, and the company says it has three facilities in development around the city alongside the operational Frankfurt 3.
  3. NorthC's own history explains the shape of it.

NorthC has begun preparatory construction on FRA01, a 6MW data center at Mainzer Landstraße 695 in west Frankfurt, with the first phase due live in January 2028. The announcement on LinkedIn this week names no anchor tenant and no project cost, and neither does the coverage that followed.

The Frankfurt program is assembled from small parcels, each with its own address and its own power position, and the company says it has three facilities in development around the city alongside the operational Frankfurt 3. That 900kW site at Rüsselsheimer Straße 22 is a former CenturyLink/Lumen facility NorthC took over with the European assets it acquired from Colt, which had bought Lumen's EMEA operations in 2023. One of the three in development is Frankfurt 2, planned for Dornhofstraße 14 in Neu-Isenburg about 8km south of Frankfurt, where a warehouse NorthC bought from family office Lugman Capital earlier this year is to become a 4.5MW facility. The report does not map the third project onto the two Frankfurt plans NorthC announced in 2024 — a 5MW development that January, and a second that December sized at 1.5MW at launch and 10.5MW at full build-out — so the pipeline on paper is bigger and vaguer than the pipeline under construction.

NorthC's own history explains the shape of it. The company was formed in 2019 from the merger of Dutch operators TDCG and NLDC, originally a KPN subsidiary, and it entered Germany in 2022 by acquiring IP Exchange. Antin Infrastructure Partners acquired the business in December 2025, ten months before this groundbreaking, and the German footprint now runs from Berlin and Hamburg to Düsseldorf, Frankfurt, Nuremberg and Munich. A sponsor that buys a platform has to deploy into something, and greenfield Frankfurt is a defensible place to deploy.

The more interesting question is what six megawatts buys. If consent rather than capital decides which data centers get built, as this publication has argued, then a 6MW project with a fixed live date and no tenant reads as a company buying the slow inputs first: the plot, the address and above all the connection, in a city where a new grid connection is the real permitting event. Slices of that size can be entitled and financed one at a time, which suits a platform whose sponsor has owned it since last December.

What the announcement does not carry is a counterparty. A milestone announced with a megawatt figure and a date but no named tenant leaves the leasing question open, and that is the merchant-risk pattern this publication has described in data center debt — sponsors and lenders underwriting the forecast rather than the customer. FRA01 sets its own deadline for the forecast to be tested: if the first phase opens pre-let, Antin bought land, power and consent in a constrained market before the price moved; if it opens empty, the sponsor is holding 6MW of shell and a date it chose itself.
