Newmark arranges $125 million Deer Park Town Center sale to AEW joint venture

PGIM sold the 352,257-square-foot Illinois lifestyle center, 84.6% occupied at the time of sale, for about $355 a square foot.

At a glance

  1. The seller's side fits a pattern: PGIM runs $1.13 trillion in regulatory assets under management across 938 accounts and logged four deal closings between September 14 and September 18, and one September exit was the Munich package whose value we put in the planning consent and the grid connection.
  2. AEW's 27 accounts and $3.0 billion in regulatory assets under management put it far below PGIM in scale, and its September has been busy with two deal announcements and two closings logged since September 9, including a $300 million announcement.
  3. For Newmark, the $125 million price is the largest of the firm's September transactions, ahead of the $98 million and $95 million closings logged on consecutive days at the end of the month, and the same stretch included a $66.5 million J.P. Morgan refinancing for ZG's 836–838 Broadway office.

Newmark has arranged the $125 million sale of Deer Park Town Center in Deer Park, Illinois to a joint venture of Brand Street Properties and AEW Capital Management, handing the buyers a 352,257-square-foot open-air lifestyle center at 20530 N. Rand Road with roughly 84.6 percent of its space occupied and the other 15 percent still to lease.

At about $355 a square foot for a property built in 2000, the price cannot yet be marked against a yield because the available sale terms disclose no cap rate, net operating income, leasing plan, or capital budget, though the roster—Anthropologie, Crate & Barrel, Pottery Barn, Sephora, lululemon, Apple, and Warby Parker among more than 45 retailers and dining options—sets the underwriting in motion.

The 15 percent gap the buyer must lease

Conor Lalor, Newmark's president and head of retail capital markets, led the assignment with senior managing directors Kyle Minter and Keely Polczynski representing PGIM, supported by director James Sharpe V and associate director Brian Schneiderman, and Lalor framed the outcome in scarcity terms: "Deer Park Town Center represented a rare opportunity to acquire a dominant open-air lifestyle asset in one of the Midwest's most desirable retail trade areas," he said.

The seller's side fits a pattern: PGIM runs $1.13 trillion in regulatory assets under management across 938 accounts and logged four deal closings between September 14 and September 18, and one September exit was the Munich package whose value we put in the planning consent and the grid connection. Deer Park is a different asset class, but the shape is familiar—a built, anchored center with the buyer asked to price the lease-up that remains.

AEW's 27 accounts and $3.0 billion in regulatory assets under management put it far below PGIM in scale, and its September has been busy with two deal announcements and two closings logged since September 9, including a $300 million announcement. Brand Street Properties is not named in the available record, leaving the division of labor inside the joint venture as the detail the deal documents do not supply.

Leasing is the number to watch: at 84.6 percent occupied, just over 15 percent of Deer Park's space is unspoken for, and tenants signed there over the next few quarters — or the absence of them — will be the first public read on what the buyer actually paid for.
