Nation Data Center breaks ground on 7MW AI facility in Vélizy-Villacoublay

The Altarea-owned developer says the hall will run at a power usage effectiveness of 1.2 with direct liquid cooling and send its recovered heat to the town's district heating network.

At a glance

  1. The Altarea Group subsidiary says the facility will be designed to support AI and high-performance computing workloads, run at a power usage effectiveness of 1.2, and use direct liquid cooling.
  2. The waste heat is the part of the project with a local constituency: Nation says it will be recovered by the Vélizy district heating network and used to warm the student residence on the same site, coupling the asset to the town's municipal utility.
  3. Nation's French footprint is still small: it operates two data centers in Rennes and is building two more, in Rouen and Paris, with operational status expected in 2027, and describes itself as running a sovereign, responsible and locally based network across the country.

Nation Data Center has broken ground on a 7MW data center in Vélizy-Villacoublay, north-central France, as part of a mixed-use development that also includes 365 social student housing units and four shops. The Altarea Group subsidiary says the facility will be designed to support AI and high-performance computing workloads, run at a power usage effectiveness of 1.2, and use direct liquid cooling.

The waste heat is the part of the project with a local constituency: Nation says it will be recovered by the Vélizy district heating network and used to warm the student residence on the same site, coupling the asset to the town's municipal utility. Seven megawatts of load attached to a district heating loop, with hundreds of student units and four shops on the same development, is a different proposition from a standalone shell on an industrial park.

Nation's French footprint is still small: it operates two data centers in Rennes and is building two more, in Rouen and Paris, with operational status expected in 2027, and describes itself as running a sovereign, responsible and locally based network across the country. Seven megawatts sits well below the scale at which AI and HPC demand is usually discussed and reads as a single hall rather than a campus, so the sovereign positioning and the heat-sharing design, not raw size, are what Nation is selling.

The same corporate family is underwriting something far larger in France. Altarea, the real estate investment firm that owns Nation Data Center, partnered with Vantage Data Centers to build a 400MW campus in Bordeaux. The two figures are not stated on the same basis, since Nation's seven megawatts is IT capacity while the Bordeaux number describes the campus as a whole, but they sit at opposite ends of what Altarea is doing in the country, and the smaller one arrives with a heating contract attached. This publication reported in September that Vantage staked $2 billion on the earliest stage of the buildout, with a borrowing base of three development projects and no named tenant, and neither the Vélizy ground-breaking nor the Bordeaux partnership names an anchor customer.

The Vélizy plan buys Nation a municipal relationship: a district heating network that wants its waste heat and a residence that will depend on it. Consent and local standing are among the inputs that now decide which projects get built in France and elsewhere, and a hall that heats the neighborhood's student housing is one the neighborhood has a reason to want. The Rouen and Paris builds, both due in 2027, will show whether that heat offtake becomes standard or remains a Vélizy feature.
