Microsoft design change pushes Iren's $4 billion ARR start to January

The network upgrade sits outside the original contract scope, Iren says, and supplier delays could push the revenue start to end-February.

$4BARR Iren now expects online in January

At a glance

  1. On a Nov. 5 earnings call reported by Data Center Dynamics, co-CEO Daniel Roberts said: "In July, we said more than $4bn of operating ARR was targeted to be online by year-end.
  2. For allocators underwriting neocloud leases, the slip turns a year-end revenue milestone into a first-quarter test of supplier delivery.
  3. Iren had already handed Horizon 1 to Microsoft when the customer asked to reconfigure and upgrade some network infrastructure.

Iren moved the online date for $4 billion of annual recurring revenue from year-end to January after Microsoft asked for a design change at its Texas data center.

On a Nov. 5 earnings call reported by Data Center Dynamics, co-CEO Daniel Roberts said: "In July, we said more than $4bn of operating ARR was targeted to be online by year-end. It's now January." He attributed the shift to a customer design change outside the original contract scope and supplier timing. "If suppliers deliver, we're targeting January. If they're late, as suppliers have been across the industry this year, it may run to the end of February," Roberts said.

For allocators underwriting neocloud leases, the slip turns a year-end revenue milestone into a first-quarter test of supplier delivery. The $4 billion does not start until commissioning closes, and Iren's own range stretches from January into late February. A revenue start gated on an offtaker's change order plus parts delivery is schedule risk that the contract value alone does not show.

Iren had already handed Horizon 1 to Microsoft when the customer asked to reconfigure and upgrade some network infrastructure. Roberts said the purpose was to enable the 200MW of capacity "to service these latest-generation frontier models." The contract was signed in 2025 and not everything was contemplated, he said: "We're here to say yes to customers, not no. As a result, there will be a small delay." He described the related capex as immaterial against the backdrop of the capex for the broader data center campus. Iren said that once live, it will have 300MW of capacity operational.

Microsoft said on its late-October earnings call that it had brought 24 new data centers online. It reported lower-than-expected capex because a number of neocloud deals were delayed. In Texas, Microsoft declined a 500MW Nscale option, as Private Wealth Daily previously reported. Iren also said "capital markets have become more selective in the last few weeks," and that "the questions have undoubtedly moved from how big the contract is to whether it can be delivered, financed, and run at a profit."

The near-term check is commissioning: Horizon 2's integrated test and the arrival of the remaining equipment for the Horizon 1 upgrade, which together decide whether the $4 billion starts in January or at the end of February.
