MCB Real Estate buys 421,182-sf Laredo cross-dock with Vinecrest Capital

The 2024-built facility is fully leased to Source Logistics; the trade report discloses no price.

At a glance

  1. The building is fully leased to Source Logistics, the site's only tenant, a third-party logistics operator with 25 national locations that uses the site to serve its global clients.
  2. On 25.82 acres, Pinnacle One carries 109 dock-high doors, 32-foot clear ceilings, four drive-in ramps, 173 trailer parks, 206 car spaces and 3,680 square feet of office.
  3. MCB's own last appearance here was the $420 million TIF-backed VIVA White Oak project in Maryland, where a county's first TIF district is meant to fund infrastructure for 280 acres and more than 4,700 planned residential units.

MCB Real Estate has acquired Pinnacle One, a 421,182-square-foot Class A cross-dock in Laredo, Texas, with Vinecrest Capital as co-GP on the transaction, according to Connect CRE, which does not disclose a price for the 2024 Pure Development build. The building is fully leased to Source Logistics, the site's only tenant, a third-party logistics operator with 25 national locations that uses the site to serve its global clients.

On 25.82 acres, Pinnacle One carries 109 dock-high doors, 32-foot clear ceilings, four drive-in ramps, 173 trailer parks, 206 car spaces and 3,680 square feet of office. The cross-dock is configured to break and reconsolidate trailers rather than hold pallets, and the rent depends on a tenant that needs to sit six miles from the World Trade Bridge and 18 miles from the Colombia Bridge. Connect CRE reports Laredo as the top U.S. trading port by dollar value, with $236.2 billion in trade through July 2026.

A second Laredo trade in three weeks

That is the same freight flow this page described on September 11, when Taurus bought eight fully leased shallow-bay buildings two miles from the World Trade Bridge and paid into a rent story underwritten by the 15,000 to 18,000 trucks crossing daily. MCB's own last appearance here was the $420 million TIF-backed VIVA White Oak project in Maryland, where a county's first TIF district is meant to fund infrastructure for 280 acres and more than 4,700 planned residential units.

Set against that, the Laredo purchase is a different shape of risk: one building, one lease, one border. The income is about as visible as industrial collateral gets, the sort that clears when the refinancing wall is rolled rather than repriced. It also runs against the build-over-buy position that managers are drifting toward development because existing product is too expensive. MCB bought a finished 2024 build here, and with no price in the trade report there is no way to test whether it paid a scarcity premium to skip the entitlement calendar.

Source Logistics holds the entire rent roll, and the report gives neither the lease term nor the rent, so the durability of a single-tenant border asset cannot be measured from what has been published. The Taurus deal arrived with the same structure, fully leased and close to the bridge, which suggests the bid on this border is being priced on the tenant and the truck volume rather than on the buildings themselves.
