MAA pays nearly $500K per unit for rebuilt Charlotte asset

The fire-damaged Liberty Row rebuild traded as a core asset, and Southeast multifamily pricing has reached replacement cost.

At a glance

  1. Mill Creek developed the 239-unit community, spread across two buildings at 7740 and 7741 Liberty Row Drive, in partnership with Hawthorne Residential Partners, and the property now carries the MAA Liberty Row name.
  2. MAA is paying replacement-cost pricing for a finished building, setting a floor under Charlotte multifamily comps that underwriting on existing cash flow will have to respect.
  3. The deal follows the moment Vivmark began trading as the largest U.S. apartment REIT, a reminder that apartment capital is consolidating at scale while per-unit pricing stays aggressive.

The fire that destroyed a nearly completed Charlotte apartment project in 2023 is now part of its pricing history, as Mid-America Apartment Communities has acquired the rebuilt Modera Liberty Row from Mill Creek Residential for $116.3 million, Connect CRE reports — nearly $500,000 per unit.

Mill Creek developed the 239-unit community, spread across two buildings at 7740 and 7741 Liberty Row Drive, in partnership with Hawthorne Residential Partners, and the property now carries the MAA Liberty Row name. The project was expected to deliver in spring 2024, the Charlotte Business Observer reports, before a May 2023 fire destroyed the nearly completed development; the burned building was demolished to the concrete slab, and workers removed the wood frame from the second building because of severe charring on the fire-facing sides. Reconstruction began in January 2024, and residents began moving in last summer into a property that includes a pool, fitness center with yoga studio, coworking spaces, and a golf simulator lounge — the sort of amenity package now standard for core multifamily.

That price carries no fire discount. MAA is paying replacement-cost pricing for a finished building, setting a floor under Charlotte multifamily comps that underwriting on existing cash flow will have to respect. As PWD has argued, the bid for apartments has broadened beyond core; small and mid-sized trades are repricing on current cash flow, and buyers who accept the reset set the next comps. The reset is showing up on the cost side of the underwrite, not just in yields.

The deal follows the moment Vivmark began trading as the largest U.S. apartment REIT, a reminder that apartment capital is consolidating at scale while per-unit pricing stays aggressive. A buyer paying that number is not bidding on a charred shell; the finished asset is trading at full replacement cost. Charlotte's next multifamily comp has a $116.3 million anchor.
