LifeComps leans on income as duration shortens

The 0.98% Q2 total return came entirely from income as appreciation lagged, and five-year originations pulled duration to 3.64 years.

At a glance

  1. The quarter was worse than the first because moderately higher Treasury yields concentrated between the two- and five-year maturities.
  2. LifeComps trailed NCREIF's Open-End Diversified Core Equity index by 51 basis points, a gap Trepp assigns to the appreciation column, since five-year yields rose 19 basis points during the period while ODCE property prices improved.
  3. Duration shortened to 3.64 years as new originations clustered in five-year tenors, which means life insurers are writing shorter money into a Treasury market that keeps backing up.

The commercial mortgage portfolios of life insurers earned a 0.98% total return in Q2 2026, according to Trepp's LifeComps Index, with income returning 1.22% while appreciation subtracted 24 basis points. The quarter was worse than the first because moderately higher Treasury yields concentrated between the two- and five-year maturities.

LifeComps trailed NCREIF's Open-End Diversified Core Equity index by 51 basis points, a gap Trepp assigns to the appreciation column, since five-year yields rose 19 basis points during the period while ODCE property prices improved. That is the price of lending to real estate instead of owning it, and it is widening.

Duration shortened to 3.64 years as new originations clustered in five-year tenors, which means life insurers are writing shorter money into a Treasury market that keeps backing up. The 10-year yield is up roughly 35 basis points since March 31 and 25 basis points since June 30, with Trepp citing federal deficit concerns, competition from AI-related debt issuance, and limited forward guidance from Fed Chair Kevin Warsh. AI-related debt issuance is the same demand that has been pushing data-center loans into CMBS, as this publication has argued.

Life insurers have effectively built a carry book in commercial real estate: collect income, keep duration short, let appreciation follow rates where they go. That makes life insurance CRE debt a shorter-duration, income-only asset class, which protects this quarter's income statement but leaves five-year originations as the refinancing queue of 2031, with borrowers competing against data-center issuers for the same long-end bid. The total return index is now mostly a measure of how long that can last.
