Legal & General, NTR and Griffis file $592 million in hard-asset registrations

Blackstone also filed an energy transition vehicle, while the week's remaining registrations carried zero or near-zero size.

At a glance

  1. The two entries carry $592 million between them, the only two nine-figure sizes in the week's record, according to our tracking of the week's registration record.
  2. Blackstone filed Blackstone Energy Transition Partners V on Oct. 19, a third hard-asset vehicle with no size stated in comparable dollar terms.
  3. NTR appears in the party field alongside Legal & General on the clean-power filing.

Legal & General and NTR filed Clean Power Transition IV with $385 million in stated size on Oct. 16, and Griffis Residential filed Griffis Premium Apartment Fund VII at $207 million the day before. The two entries carry $592 million between them, the only two nine-figure sizes in the week's record, according to our tracking of the week's registration record.

Blackstone filed Blackstone Energy Transition Partners V on Oct. 19, a third hard-asset vehicle with no size stated in comparable dollar terms. It stays out of the $592 million.

NTR appears in the party field alongside Legal & General on the clean-power filing. The entry gives no wrapper, management fee, performance allocation or repurchase schedule, the four items that determine how a fund is distributed and how investors get out. Until those appear, the filing establishes the size of a vehicle, not the shape of it.

Griffis's fund name carries a seven-part series, implying predecessors the record does not describe, and it says nothing about property targets, leverage or share classes. Real estate capital has been moving through advisers in other wrappers with uneven results: Ares Industrial Real Estate Income Trust raised $408 million in the third quarter, while Cantor Fitzgerald Income Trust prorated redemptions for a tenth month.

The rest of the week's record is placeholders. Invesco Real Estate filed an entry for PCP Standard with no stated size, the week's second real estate name. A Schwab Asset Management international bond ETF, an entry listing Citadel Securities, a Hartford High Yield ETF and Nasdaq, two WisdomTree equity funds and a JPMorgan digital-asset item all carried zero or near-zero size.

Last week's two largest private-market filings were $2 billion and $1 billion, about 95% of $3.17 billion across four registrations, per our tracking. What the record leaves open is Blackstone's size and, for all three vehicles, the fee table and repurchase mechanics that would turn registrations into products an adviser can compare.
