Laramar closes on 656-unit South Loop tower

The undisclosed price on a 1967 Michigan Avenue tower points to a rent-roll bet as the South Loop adds a stadium and transit.

At a glance

  1. The 43-story building has stood on the edge of Grant Park since 1967, its studios, one-bedrooms, and two-bedrooms looking out over the park and Lake Michigan, and it sits steps from Museum Campus, Millennium Park, and the Lakefront Trail.
  2. The omission says the deal is a rent-roll purchase, not a development story: a 59-year-old building with studios and one- and two-bedroom units is bought for its current cash flow, and the South Loop around it keeps layering in public investment.
  3. Set within a 15-minute walk of 100 million square feet of CBD office space, the building carries a commute story, and 656 units give it the heft to run amenities and services across a deep rent roll.

The Laramar Group has closed on Eleven Thirty, a 656-unit apartment tower at 1130 S. Michigan Avenue, and did not disclose a price. The 43-story building has stood on the edge of Grant Park since 1967, its studios, one-bedrooms, and two-bedrooms looking out over the park and Lake Michigan, and it sits steps from Museum Campus, Millennium Park, and the Lakefront Trail.

The omission says the deal is a rent-roll purchase, not a development story: a 59-year-old building with studios and one- and two-bedroom units is bought for its current cash flow, and the South Loop around it keeps layering in public investment. The $750 million, 22,000-seat Chicago Fire Stadium is steps away, as is a CTA station with three train lines and six bus routes. "Eleven Thirty is a well-designed building with great views, a significant resident amenity package, and thoughtful unit layouts in a location that simply can't be replicated," said Ben Slad, Laramar's chief investment officer.

Set within a 15-minute walk of 100 million square feet of CBD office space, the building carries a commute story, and 656 units give it the heft to run amenities and services across a deep rent roll. That is what makes an older tower a replacement-cost bargain—the land and location do the heavy lifting, and the age of the building is priced accordingly.

Apartment deals have been repricing on current cash flow, and the buyers who accept that reset are the ones setting the next comps. Laramar's bet is that a 1967 building with Grant Park views and a stadium next door can hold rents without a development premium. The price stays private, but the trade is in plain view: location, amenity, and rent roll in a market where the reset has already happened.
