Invesco Commercial Real Estate Finance Trust (INCREF) declared a $0.03 per share special distribution for October, its third consecutive monthly special and the largest of the three, according to The DI Wire.

The declaration lifts the gross payout to $0.19 per share across each of INCREF's seven share classes, on top of the regular $0.16 monthly rate. The August and September specials were $0.02. Before August, the perpetual-life nontraded REIT, which lends against commercial real estate, had paid only the regular $0.16 rate in 2026.

A Class S-1 holder collects about 9.5% less per share than a Class I holder, so the share class an advisory client is placed in sets the cash that arrives each month. Servicing fees cut the net payout: Class D, I, E and F shares net the full $0.19, Class S nets $0.1865, Class D-1 $0.1847 and Class S-1 $0.1720.

Distributions go to stockholders of record as of Oct. 31 and are payable on or about Nov. 12, in cash or through the distribution reinvestment plan. Net asset value was $1.47 billion at Sept. 30, up about 2.7% from $1.43 billion a month earlier, with Class I NAV per share at $24.9410 against $6.60 billion of commercial real estate loan investments.

INCREF is sold through a continuous private placement to accredited investors and is managed by Invesco Advisers Inc., a subsidiary of Invesco Ltd. that is the registered investment adviser for Invesco Real Estate. Invesco's nontraded REITs paid all of their third-quarter redemption requests in full, as Private Wealth Daily previously reported.
