In $65M Greenwich deal, Healthcare Realty buys scarcity

The Greenwich Medical Center purchase prices the 106,092-square-foot Class A outpatient campus at about $613 a foot in one of Fairfield County's tightest medical markets.

At a glance

  1. The 106,092-square-foot Class A outpatient campus in Greenwich, Conn., trades at roughly $613 a square foot, a figure that puts the corridor ahead of the building in the investment math.
  2. The building at 75 Holly Hill Lane, renovated in 2016 and anchored by Yale New Haven Health and Stamford Health, sits on West Putnam Avenue—the Route 1 stretch brokers call Doctor’s Row—with Greenwich Hospital nearby.
  3. Ben Appel, co-head of Newmark’s U.S. medical office capital markets group, put the seller’s case bluntly: Greenwich has a cache that outshines most U.S. markets, attracts private and institutional interest from home and abroad, and carries rents that are high and rising—a combination that created a very deep buyer pool.

Healthcare Realty has acquired Greenwich Medical Center at Holly Hill for approximately $65 million, according to Connect CRE, with Newmark arranging the sale for Benedict Realty Group. The 106,092-square-foot Class A outpatient campus in Greenwich, Conn., trades at roughly $613 a square foot, a figure that puts the corridor ahead of the building in the investment math.

The building at 75 Holly Hill Lane, renovated in 2016 and anchored by Yale New Haven Health and Stamford Health, sits on West Putnam Avenue—the Route 1 stretch brokers call Doctor’s Row—with Greenwich Hospital nearby. Newmark describes the asset as a key outpatient destination in Fairfield County’s healthcare corridor and one of its premier outpatient medical properties, with affluent demographics and tight occupancy across both medical and corporate office.

At a per-square-foot price near $613, the buyer has already accepted that case.

The risk sits in the same scarcity. Healthcare Realty is underwriting the durability of a supply-constrained corridor, and if that corridor ever loosens, the property’s demographic and scarcity premium—now embedded in the valuation—disappears. The buyer pool’s depth suggests enough capital decided the constraint will hold, but the entry price itself leaves no cushion if it does not.

For the wider medical office market, this sale shows where capital is actually going. Capital is not flowing into medical office as a generic office substitute; it is flowing to specific intersections of health-system anchors, affluent patient demographics and constrained supply. Greenwich is the kind of location where those conditions coincide, and the $613-per-foot valuation is what the coincidence costs.

Healthcare Realty bought a building, but what it really bought is the location. Doctor’s Row is the asset, the medical center the vehicle, and $613 per square foot is what that distinction costs.
