ICP buys Kalamazoo campus as industrial-conversion option

Fifty-five acres and flexible I-1 zoning put the Kalamazoo campus up for more than its corporate-office past.

At a glance

  1. The property sits on 55 acres along the I-94 corridor connecting Chicago and Detroit, within convenient reach of Kalamazoo, Portage and Battle Creek, and ICP said it will evaluate marketing options, pointing to existing infrastructure, highway access and developable acreage as attractions for future users.
  2. The acquisition adds to a Michigan book ICP says has surpassed five million square feet and continues a pattern of buying buildings that can be repurposed for new companies and new uses.
  3. The property's I-1 zoning allows both office and industrial use, and the 55 acres give ICP room to sell or lease the existing campus while preserving land for expansion; the zoning and highway position are what will shape the site's next chapter.

Industrial Commercial Properties has acquired 1 Financial Parkway, a 426,788-square-foot, three-building corporate campus in Kalamazoo, Michigan, according to Connect CRE.

The acquisition adds to a Michigan book ICP says has surpassed five million square feet and continues a pattern of buying buildings that can be repurposed for new companies and new uses. Connect CRE's report does not identify the seller or state a purchase price, leaving the buyer's description as the deal's main factual content.

The property's I-1 zoning allows both office and industrial use, and the 55 acres give ICP room to sell or lease the existing campus while preserving land for expansion; the zoning and highway position are what will shape the site's next chapter.

An office investor underwriting this asset would price the rent roll, while an industrial buyer would price the land, location and entitlements. The missing price leaves open which model set the bid, but ICP's framing points to the second. The same conversion logic surfaced in August, when Pivot bought Nashville's Fifth Third Center for $55.25 million and plans a split between an LXR hotel and Hilton Grand Vacations timeshares. That deal is vertical and urban; ICP's is horizontal and regional, but both treat the existing building as raw material for a different use.

Zoning first

Neither the price nor the seller is in the public record, so the visible bet is the buyer's strategy: buy at the intersection of highway access, flexible zoning and developable land, then let the next use establish value. With that Michigan book, ICP has the balance sheet to hold the campus while the right industrial user emerges, and the test is whether the corridor's demand arrives before the asset becomes another long-term hold.
