- For a non-U.S. client, ELTIF 2.0's quarterly redemption calendar means the reserve must hold liquid assets instead of property, reducing return.

Hines has regulatory approval to launch Hines Global Real Estate Opportunities, an open-end, evergreen real estate strategy structured as a European Long-Term Investment Fund and offered to eligible non-U.S. investors. Terms were not disclosed.
The fund has three sleeves: Hines' evergreen core-plus strategies, direct deals and co-investments, and a liquidity reserve. The core-plus sleeve holds diversified assets in the U.S., Europe and Asia Pacific and targets total return through income and capital appreciation. The direct and co-investment sleeve draws on a sourcing platform that Hines says evaluates more than $100 billion of investment opportunities a year. The reserve holds externally managed, readily realizable assets sized to meet ELTIF 2.0's quarterly liquidity requirements.
For a non-U.S. client, ELTIF 2.0's quarterly redemption calendar means the reserve must hold liquid assets instead of property, reducing return. That reserve also funds redemptions when buildings cannot be sold quickly. For a U.S. advisor, the product matters only for clients who are European residents or non-U.S. entities. For those clients, the reserve's size and external manager belong on the due-diligence list next to the co-investment allocation.
The track record behind the launch is Hines Global Income Trust, a U.S. public nonlisted REIT with approximately $7.3 billion in gross asset value and a portfolio across the U.S. and Europe. Hines said the ELTIF is an extension of nearly 15 years of serving private investors through that trust.
Hines Global Income Trust will hand its chief executive and chair roles to Laura Hines-Pierce on Jan. 1, 2027, as Private Wealth Daily previously reported. The trust is a U.S. nonlisted REIT. The ELTIF reaches investors through the EU wrapper and its redemption rules. That gives Hines an open-end real estate product in each of its private wealth channels. The newer product carries the stricter liquidity obligation.
