Endeavor and Cox reported buyers of Alpharetta's Hotel at Avalon for $220 million

Crescent Real Estate held the 330-key hotel since September 2020, about six years, and the property includes a conference center built with the city.

At a glance

  1. The hotel opened in 2018 and had been on Crescent's books since September 2020, a hold of roughly six years.
  2. The more consequential piece is the Alpharetta Conference Center, a 65,000-square-foot venue developed in partnership with the city of Alpharetta, with 44,000 square feet of flexible meeting space across 18 rooms, a ballroom, and capacity for 1,200 people.
  3. PWD's tracking shows Crescent launched a $232 million fund in August 2026, a month before the Avalon trade was reported, though the coverage does not say what Crescent intends to do with the proceeds or at what cap rate the hotel traded.

Endeavor Real Estate Group and Cox are the buyers of The Hotel at Avalon, the 330-key Alpharetta property Crescent Real Estate has offloaded for $220 million, according to a Commercial Search report carried by Connect CRE. The hotel opened in 2018 and had been on Crescent's books since September 2020, a hold of roughly six years. But the report stops at the names.

The $220 million works out to about $667,000 a key, but the room count is only part of what changed hands: guest rooms and suites run from 355 to 1,100 square feet, and the building carries a second-floor pool, fitness center, on-site restaurant, event venues, and three and a half levels of parking with 407 spaces.

The city-built conference center is part of the sale

The more consequential piece is the Alpharetta Conference Center, a 65,000-square-foot venue developed in partnership with the city of Alpharetta, with 44,000 square feet of flexible meeting space across 18 rooms, a ballroom, and capacity for 1,200 people. The hotel sits inside Avalon, an 86-acre district carrying a $1 billion figure and roughly 2.3 million square feet of retail, dining, office and entertainment space, plus more than 600 luxury rental apartments. The reported hotel price is about a fifth of that district figure, though the two numbers may not be computed on the same basis, and group demand in that setting draws on the district's traffic as much as the hotel's own sales effort.

PWD's tracking shows Crescent launched a $232 million fund in August 2026, a month before the Avalon trade was reported, though the coverage does not say what Crescent intends to do with the proceeds or at what cap rate the hotel traded. A sale six years into a hold at $220 million is consistent with a manager recycling equity into a newer vehicle; that reading is inference, not something the reporting establishes.

Endeavor Real Estate Group and Cox each appear once in the coverage, and nothing indicates which entity within Cox is the buyer, how the equity splits, or whether the pair intends to hold the hotel or reposition it. Those gaps matter more than usual for an asset with a municipal meeting venue inside it.

Any deal desk would want Crescent's 2020 basis, against which the gain on $220 million would be measured; the venture's equity split; and how the city partnership in the conference center is papered and what it asks of new owners. The reporting supplies none of them. For 330 keys with a convention facility attached, those terms will shape the next trade as much as the one just reported.
