Embrey's $38.5M Lafayette land buy bets on the vacancy gap

The San Antonio developer pays $2.1 million an acre for an entitled site in a submarket that saw no second-quarter deliveries.

At a glance

  1. The seller, Milestone Development Group, bought a 36.1-acre parcel in the area in 2018 and had already secured entitlements for Sundar, a two-phase multifamily development; those approvals and the site work were included in the transaction, and Milestone will stay on as a partner.
  2. The price works out to $2.1 million an acre, with the entitlements and site work written into the deal, a bet on the cycle's timing rather than the land's price.
  3. The underwrite depends on a supply gap: no new multifamily units entered the Boulder County submarket in the second quarter, and vacancy ticked down a percentage point to 4.5 percent, according to CBRE, which represented Milestone.

San Antonio-based Embrey has paid $38.5 million for 18 acres in Lafayette, Colorado, with plans to break ground before October on a 324-unit apartment building. The seller, Milestone Development Group, bought a 36.1-acre parcel in the area in 2018 and had already secured entitlements for Sundar, a two-phase multifamily development; those approvals and the site work were included in the transaction, and Milestone will stay on as a partner.

The price works out to $2.1 million an acre, with the entitlements and site work written into the deal, a bet on the cycle's timing rather than the land's price. Embrey, a 25-year Denver veteran with more than 7,500 units completed in the metro and roughly 2,000 in its pipeline, is moving now even as construction starts drop on high borrowing costs, permitting delays and tenant-protection legislation.

The underwrite depends on a supply gap: no new multifamily units entered the Boulder County submarket in the second quarter, and vacancy ticked down a percentage point to 4.5 percent, according to CBRE, which represented Milestone. High median incomes and a resilient labor market have fueled strong leasing demand across the Denver metro, but concessions such as several months of free rent are still required to move top-tier luxury inventory. The metro is meanwhile working through a supply wave that pushed vacancies into the 10 percent range and produced modest year-over-year rent contractions, per Matthews Real Estate.

The site sits near employment hubs including the Colorado Tech Center, Medtronic, Broomfield and the Interlocken area, giving Embrey a demand anchor beyond the submarket's existing supply picture, and it plans to start construction before October, a timeline made feasible by the entitlements it just bought.

Embrey could wait for the Denver metro vacancy to clear and buy existing assets at a reset; instead it is paying $2.1 million an acre for an entitled site where construction starts immediately, in a submarket with 4.5 percent vacancy and no second-quarter deliveries. Milestone's decision to retain a partnership stake is the quiet confirmation that the seller that bought the land is keeping exposure to the same thesis. If that vacancy math holds through the construction timeline, the 324 units will deliver into a submarket tighter than the Denver metro average, and the next comps for entitled suburban land will be set here.
