DST sales slip 10.6% as the launch shelf thins

Delaware statutory trust fundraising has cleared $6.48 billion through August, but the month's new offerings were too small to restock a channel selling $881 million a month.

At a glance

  1. August contributed $881.1 million, a 10.6 percent decline from July's $985.1 million, the sort of monthly print that gets filed under softening demand; the launch calendar argues for a different diagnosis.
  2. Ares Real Estate Exchange leads the table at $1.3 billion of equity raised, ahead of Hines Real Estate Exchange at $590.6 million and Blue Owl Real Estate Exchange at $522.1 million.
  3. The two named launches come to $294.9 million, and since IREI identifies the Blackstone vehicle only as the largest of the month, other August launches exist that the coverage does not itemize.

Delaware statutory trust fundraising reached $6.48 billion through August, 33 percent ahead of the $4.86 billion raised in 2025, according to Mountain Dell Consulting research that IREI reported this week. August contributed $881.1 million, a 10.6 percent decline from July's $985.1 million, the sort of monthly print that gets filed under softening demand; the launch calendar argues for a different diagnosis.

Ares Real Estate Exchange leads the table at $1.3 billion of equity raised, ahead of Hines Real Estate Exchange at $590.6 million and Blue Owl Real Estate Exchange at $522.1 million. Because Ares's total alone exceeds everything the channel sold in August, the standings are almost certainly cumulative for the year; on that reading the top three firms hold about $2.4 billion, roughly 37 percent of the $6.48 billion, though the coverage does not say what window the leaderboard covers. The same data names Blackstone Real Estate Exchange's BXREX Portfolio II DST as the largest offering launched in August, seeking $187.3 million, with ExchangeRight Real Estate's industrial offering next at $107.6 million.

A shelf that empties faster than it refills

The two named launches come to $294.9 million, and since IREI identifies the Blackstone vehicle only as the largest of the month, other August launches exist that the coverage does not itemize. Even so, the named supply sits far below the $881.1 million that sold in the same four weeks, which implies most of August's volume came off shelves stocked earlier; a channel that raises capital program by program, as the launch figures imply, will show sales that track the stocking schedule more closely than they track appetite. The alternative explanation is that demand cooled, which one month after a stronger July can support, though a genuine slowdown would be expected to show in the standings, and the year's leaders did not build their leads in August.

The names at the top of the table carry their own point: Ares, Hines, Blue Owl, and the Blackstone vehicle that led August's launches all belong to diversified managers with platforms well beyond DSTs, which suggests this channel now rewards distribution capacity — a full shelf in front of advisors — more than novelty in the product itself. If that holds, August's dip was an operational problem, not a cooling in demand, and the fix is a fuller launch slate rather than a better story. The year remains a third ahead of 2025. Watch whether September refills the shelf; two more thin launch months would make August look like the start of something the sales line has to explain.
