Core Spaces delivers 6,000 beds and adds $300M REIT book

Ahead of the 2026 academic year, Core's six-project delivery and a $300 million, four-property REIT purchase point to a build-to-hold model.

At a glance

  1. Core closed on a $300 million, four-property portfolio for the Core University Living REIT, a structure that suggests the company is building to hold, converting development spread into long-term yield rather than selling the finished product to a third party.
  2. Marc Lifshin, Core's co-founder and CEO, put the six deliveries at the start of a longer push.
  3. If Core keeps feeding the REIT at the same cadence it delivers beds, the $300 million closing becomes the point of the whole development machine rather than a side pocket.

Core Spaces delivered roughly 6,000 student-housing beds across six purpose-built communities ahead of the 2026 academic year, Connect CRE reported, naming three of the six—Hub Tempe near Arizona State, ōLiv Columbia near the University of South Carolina, and Hub College Station near Texas A&M. The deliveries extend a national portfolio Core is building across university markets.

It is a bet that student housing can hold its underwrite even as conventional multifamily reprices on current cash flow, as this publication has argued.

Marc Lifshin, Core's co-founder and CEO, put the six deliveries at the start of a longer push. 'Six projects at this scale are a big moment for Core, but we're just getting started,' he said in the announcement. 'We're going all-in on the markets we believe in and continuing to push what student living can and should be: better design, better technology and, most importantly, a better experience.'

If Core keeps feeding the REIT at the same cadence it delivers beds, the $300 million closing becomes the point of the whole development machine rather than a side pocket.
